The Residences at 1428 Brickell has a confirmed record. Ytech broke ground in November 2024, completed the mat foundation in September 2025, closed construction financing in November 2025 and reached Level 25 in September 2026. Completion is targeted for late 2028.
The confirmed set at 1428 Brickell Avenue
Ytech is the developer. The tower carries 70 stories, 195 condominium residences and a published height of 861 feet. Arquitectonica holds the design credit. ACPV ARCHITECTS Antonio Citterio Patricia Viel holds the interior architecture credit. Coastal Construction leads construction and Capform handles the concrete work. The site address is 1428 Brickell Avenue, Miami.
The solar system sits on the west-facing elevation. It uses approximately 500 photovoltaic-integrated windows across nearly 20,000 square feet of glass. Ytech calls the assembly a Solar Backbone. That is the whole of the confirmed energy scope.
The date record and its publishers
Ytech's news page carries the release under a 14 November 2024 stamp credited to Florida YIMBY. The release states that Ytech had broken ground and commenced construction on schedule. It prints no calendar day for the groundbreaking.
Three related posts on the same page carry 13 November 2024 stamps: The Next Miami, Florida of Tomorrow and the South Florida Business Journal. Those are coverage datelines. The record supports November 2024 as the groundbreaking month.
Why late 2028 stays a target
The November 2024 release states no delivery year. The late-2028 target comes from Florida YIMBY's report of 3 September 2026, which describes completion as anticipated in late 2028 and records the tower at Level 25.
No certificate of occupancy, closing date or handover schedule has been published. Treat late 2028 as a target owned by Ytech and unconfirmed by any third party.
What the financing confirms
Ytech secured $565 million in construction financing in November 2025. J.P. Morgan and Sculptor Real Estate provided it, and JLL Capital Markets arranged the loan. The September 2026 report restates all three.
Coverage of that financing put residences at $4.4 million to $10 million. The November 2024 release carried $3 million to $7 million for two- to four-bedroom layouts of 1,800 to 4,000 square feet. The two bands sit about a year apart on different documents, and neither has been withdrawn. Print the band with its date.
The podium, the cranes and the Level 25 mark
Two tower cranes stand outside the building footprint. A concrete placing boom sits across the upper levels as crews run a floor-by-floor concrete cycle. Facade panels on residential levels remain under protective blue film.
The parking podium forms a largely blank concrete base in the current photographs. Renderings show vertically oriented ribbed paneling on at least two visible elevations. Slab edges shift in and out along the Brickell Avenue elevation to form the tower's wave profile.
What a buyer can verify today
The sales gallery is Nolan House at 1548 Brickell Avenue. The November 2024 price band ran $3 million to $7 million for two- to four-bedroom layouts of 1,800 to 4,000 square feet. The release names a $60 million penthouse with 30-foot ceilings, seven bedrooms, nine bathrooms and two balconies over Biscayne Bay. Further penthouses started at $8 million for 4,000 to 10,000 square feet.
The amenity programme covers more than 80,000 square feet across the top three floors at 850 feet. It lists three pools, one of them on the roof, a 10,000-square-foot gym, a two-story wine and art lounge, office suites, a private dining room with a Vaselli kitchen, a juice and wellness bar, a spa, a children's recreation centre, furnished guest suites and an aquatic therapy area.
What the record does not publish
No hotel flag has been attached to the building. No rental programme, rental pool or management agreement has been published. No HOA figure, parking count or unit mix beyond the bedroom range has been released. No retail or restaurant tenant has been signed on the record. No construction calendar with phase dates exists in the public material.
Each absence bounds what a hotel on the same avenue can plan against.
