1952 Cayucos Motel Returns as a Seven-Room Adults-Only Inn

Ryan and Marisa Fortini have reopened the 1952 Cayucos Motel as Two Palms, seven rooms at 20 S. Ocean Ave. that admit guests aged 21 and over.

Seven rooms, no guests under 21

Two Palms Motel has opened at 20 S. Ocean Ave. in Cayucos, California, with seven rooms. The property admits guests aged 21 and over, and its own site calls it exclusively a 21+ property.

The motel was built in 1952 as the Cayucos Motel. Ryan and Marisa Fortini bought the building in 2023 and rebuilt the interior.

Hotel Online published The Tribune's account under a Tribune Content Agency licence on 14 October 2026. Kathe Tanner wrote the original.

What the rebuild covered

Every room carries a private outdoor patio. The Tribune lists breathable bedding, upgraded lighting, bath amenities, a stocked minibar and a refrigerator in each one.

The property site names Parachute for the linen and Fablerune botanicals for the bath products.

Fortini told The Tribune the work reached the rooms, the landscaping, the finish materials, the lighting, the patios and the furniture.

Three layouts across seven keys

The booking pages list The Suite, The King and The King (ADA). The Suite adds a private deck, a small fireplace and more floor space.

The property publishes no room count per layout and no square footage.

Grounds, lobby and the sign

Fortini designed the landscaping. It uses palm trees, succulents, sculptural plants and layered hedging.

The grounds hold an outdoor fire pit and a ping-pong table. The site adds EV chargers, complimentary beach towels, complimentary ice and a morning coffee and tea service, and it sells curated drinks.

The lobby carries striped tile, a fireplace, a seating area and a shop. The site marks the shop as coming soon.

A hand-painted sign marks the building for now. Fortini told The Tribune a classic marquee sign is due, and he gave no delivery date.

The sister motel three-tenths of a mile south

The Fortinis bought the Pacific Motel in 2019 and redid it in 2022. It sits at 399 S. Ocean Ave.

Fortini ruled out a chain. "We never set out with a plan to collect motels," he told The Tribune.

What the record leaves open

No purchase price, conversion cost or opening date for the seven rooms appears in print. The room mix carries no per-layout breakdown.
