Aberdeen Airport Travelodge Goes to Auction at a £1.6m Guide

Acuitus lists the 40-bedroom Travelodge Aberdeen Airport as Lot 23 in its 29 October 2026 sale, guided at £1.6m on a rent of £224,204 a year.

Lot 23 in the October Catalogue

Acuitus offers the Travelodge Aberdeen Airport at its auction on 29 October 2026. The lot number is 23. The sale runs as a live streamed auction, and the catalogue prints a £1.6m guide with the lot marked available.

Fifty-one lots fill the catalogue. The auctioneer's October notice names this hotel among the alternative investments in the sale.

Heritable Title, Trading Hotel

The tenure is heritable, which the catalogue calls the Scottish equivalent of English freehold. Travelodge Hotels Limited holds the hotel on a 25-year lease from 28 November 2005. The lease carries a tenant option to extend for a further 25 years, to 27 November 2055.

A buyer takes the building and the rent. Travelodge keeps the hotel business.

£224,204 a Year, Less One Line

The tenancy schedule totals £224,204.49 a year exclusive. Travelodge pays £208,202.49 for the two hotel floors and £1 for the car park.

Individuals trading as Riverside Cafe Bar pay £16,000 for the restaurant on a ten-year term from 2 October 2019. Individuals trading as Rohaan Cafe Bar hold a car park licence at £1, and either party may end that licence on two months' notice.

One footnote changes the money a buyer collects. The restaurant tenant is not currently paying rent. Cash rent therefore sits near £208,204 a year, and the £16,000 line stays in the headline total.

What the Guide Implies

At the £1.6m guide, the schedule total returns 14.0 per cent gross. The collected total returns 13.0 per cent. Both figures are arithmetic on the catalogue's own numbers.

VAT applies to the lot. Acuitus charges the buyer a separate £1,500 plus VAT administration fee on exchange of contracts.

Forty Bedrooms Over Two Floors

The hotel holds 40 bedrooms across the ground and first floors. Those floors measure 572.41 and 638.39 square metres, or 6,161 and 6,872 square feet.

The restaurant and its ancillary first floor measure 763.90 and 236.30 square metres, or 8,222 and 2,544 square feet. The whole comes to 2,211 square metres, 23,799 square feet, on a site of 1.28 hectares, 3.11 acres.

Customer parking provides about 100 spaces. The restaurant holds its own car park.

March 2023 and the Tenant's Accounts

The catalogue dates the last refurbishment to March 2023, part of Travelodge's Budget-Luxe upgrade programme. The work covered an upgraded reception and redesigned bedrooms, sourced to travelodge.co.uk.

The same page records the tenant's accounts for the year to 31 December 2024: turnover of £1,008,000,000, pre-tax profit of £96,900,000 and net worth of £356,500,000, sourced to Experian on 29 July 2026. Travelodge runs more than 600 hotels and 47,000 bedrooms across the UK, Ireland and Spain.

The Address

The hotel sits on the eastern side of Burnside Drive, about five miles north-west of Aberdeen city centre and one mile east of Aberdeen International Airport. Acuitus calls the airport Europe's busiest heliport.

Dyce railway station runs direct services to Aberdeen and Inverness. The A96, A90 and A947 serve the site. Nearby occupiers include Plexus and BP alongside oil and gas, engineering and technology businesses.

The Public House Clause

The lease carries a termination right tied to a neighbouring building. Travelodge can end the lease if that property stops trading primarily as a public house and stays out of that use for two years. The same right applies if the building is redeveloped, destroyed or demolished and not reinstated for that use.

The catalogue does not name the public house. The right passes to a buyer with the lease.

Four Years of Contracted Term

The Travelodge lease expires in November 2030 unless the tenant exercises its option. A buyer at the guide takes roughly four years of contracted income on the hotel floors, plus a 25-year extension that Travelodge controls.

The catalogue states no rent review pattern for either term. It publishes no reserve price and no completion date.

Who Acts

DLA Piper Scotland LLP in Edinburgh acts for the seller. The auctioneer's contacts are Alexander Auterac and Archie Martine. The EPC sits in the solicitor's legal pack.
