Groundbreaking lands two years late
The August 2022 releases planned construction to start in the second quarter of 2023. The developers broke ground on 3 December 2025 and dated the release 4 December 2025. The site archive posts the item on 3 December.
The cost moved from $185 million to $350 million
The December 2025 release sets the programme at $350 million. The August 2022 releases and the 2021 joint-venture release set it at $185 million. No document in the set explains the gap.
The storey count dropped by one
The 2025 release describes a nine-story development of more than 200,000 square feet across two towers. The 2022 releases describe a 10-story, 200,000-square-foot project on 1.5 acres. Both carry the same square-foot envelope.
Keys read 167, then 165
The December 2025 release gives a 167-key Dream Miami hotel. The project homepage and both 2022 releases give 165 keys. The releases name no operator beyond the Dream brand, no room mix and no suite count.
Hyatt completed its acquisition of Dream Hotel Group on 2 February 2023. Neither release states a loyalty programme for this Miami property.
The venue that closes and reopens
The Wharf Miami opened on the site in 2017. The 2022 releases state that the venue closes temporarily when construction starts and reopens as a permanent venue inside the new development. The 2025 release lists that rebirth and expansion inside the programme.
The lease under the site
The Miami City Commission voted unanimously on 1 August 2022 to advance the referendum. Voters approved the lease amendment on 23 August 2022 with 60.12 percent in favour. The amendment extends the developers' lease by 50 additional years.
The 2022 releases tie the extension to a new public riverwalk and a new seawall.
What remains before the doors open
Four items sit between groundbreaking and an operating hotel. A certificate of completion. A certificate of use for the restaurant and nightclub space. An operator announcement. A room count settled at one figure.
The record publishes no topping-out date, no facade close date, no fit-out start and no certificate of occupancy. Fall 2028 is the only forward date in any document.
The next document that matters is the certificate of completion. Until it lands, the delivery date rests on one sentence in a press release.
