326 rooms came down on Brickell Key. 121 return in 2030.

The 23-storey Mandarin Oriental at 750 Claughton Island Drive came down on 12 April 2026. Swire Properties plans an October groundbreaking on two towers that return 121 hotel rooms and 294 residences in 2030.

The former Mandarin Oriental at 750 Claughton Island Drive came down in a controlled implosion on Sunday 12 April 2026. WPLG's advance notice set the clock at 8:30 a.m. The hotel had opened in 2000 with 326 rooms.

Swire Properties plans to break ground on the two replacement towers in October 2026. Completion is scheduled for 2030.

Twenty-three storeys, one morning

WLRN reported the building as 23 storeys in its advance coverage. The Miami Herald, CBS News, NBC 6 South Florida and WLRN all carried the demolition on 12 April 2026.

The site has moved on. The construction report of 2 September 2026 puts debris cleanup near completion and deep soil mixing under way in the cleared areas.

Deep soil mixing comes first

Deep soil mixing strengthens ground before foundation work. The report ties the technique to this site. Brickell Key is an artificial island at the mouth of the Miami River, and the report states that towers of this scale need the treatment there.

Four permits carry the ground work

Miami-Dade County permitting covers four scopes, per the report: soil improvement tied to the mixing, site cleanup, a foundation permit for the hotel tower and a master building permit for the residential structure. The report describes the set as issued or under review.

Two figures come off the issued master permit. Estimated cost is $226 million. The permit covers 1,286,326 square feet of new construction.

326 rooms out, 121 back

The replacement splits by tower. The south tower runs 66 storeys to 850 feet and holds 228 residences. The north tower runs 33 storeys to 426 feet and holds 66 residences, 121 hotel rooms and 28 branded residences. Kohn Pedersen Fox designed both.

The counts reconcile. 228 plus 66 gives 294 residences. 121 hotel rooms plus 28 branded residences gives 149 keys. The report's strapline reads 294 units and 149 keys. Adding the 28 branded residences to the 294 gives 322 sellable units.

The island returns 121 hotel rooms to a site that held 326. The residences against those 121 rooms give 2.4 homes for every hotel room.

What the report leaves out

The amenity list arrives once for the whole development: outdoor spaces with views, pools, private waterfront cabanas, sports courts, a spa, a wellness deck and resident lounges. The report describes residents gaining access to that package.

The report names no meeting room, conference suite, ballroom or pre-function area on the project. It states that Swire Properties and Mandarin Oriental have not submitted commercial or parking plans to public boards. Commercial square footage and parking counts stay unavailable until they do.

October groundbreaking, 2030 handover

The report gives a planned October groundbreaking and places vertical work in 2027. Completion is 2030.

No source read for this piece publishes a hotel opening month inside 2030. The handover date covers the buildings.

What settles the file

Three items remain open. The commercial and parking filings sit with the developer. A hotel opening month sits with the operator. A sales-contract unit count decides whether a buyer reads 294 or 322.

Two dates hold the sequence. The implosion fell on 12 April 2026. Completion is 2030. Behind those markers the site stands cleared, improved and permitted, with 121 hotel rooms planned for the far end.
