Baccarat Residences Miami Passes 40 of 75 Floors

The public record dates the announcement, the ground breaking, the $328M loan, the mat pour and the climb to 40 of 75 floors. Seven further milestones sit behind a subscription, so every date after March 2026 stays a projection.

The Baccarat Residences Miami record dates its construction milestones in public view, from an announcement in March 2023 to a floor count in March 2026. It states that seven further entries sit behind a subscription. Each visible entry is dated to the event and linked to the publisher that carried it. The record read Verified on 23 October 2026.

The order on the record

The visible order runs announcement, ground breaking, financing, the mat pour and the floor count. Each step fixes what the next one can promise. A permit that replaces a phased permit narrows the remaining scope. A mat pour fixes the date from which the vertical climb runs.

Announced in March 2023

The record dates the announcement to 22 March 2023 and links it to its own journal entry for that month. Ground breaking is dated to October 2023, with no day published inside the month. Florida YIMBY reported on 21 July 2024 that construction had been underway since October 2023, which places the start inside that month.

Three hundred twenty-eight million in March 2024

Financing closed in March 2024. The record gives $328M from Bank OZK, arranged by Berkadia, and attributes the figure to The Real Deal. No other financing figure appears on the public record. No total development cost is published either.

The master permit of 15 July 2024

Miami's Building Department issued a master building permit on 15 July 2024. It replaced a phased vertical permit and covered the tower at 848 ft above ground and 852 ft above sea level. Two cranes were planned to reach 887 ft above ground and 906 ft above sea level.

An electrical permit followed on 18 July 2024, with JC & A Electrical Contractors listed against $21,120,000 of work. A mechanical air permit was pending at that date, with HYVAC INC. listed against $13,000,000.

Ten thousand cubic yards in August 2024

Ceco Concrete Construction placed the mat in August 2024. The pour ran 30 hours, from 8 p.m. on a Friday to 2 a.m. on the Sunday. It used more than 10,000 cubic yards of concrete and 1,500 tons of reinforcing steel. John Moriarty & Associates of Florida supervised. The record calls it the largest pour in Related Group's history.

The floor count at thirteen March 2026

Decking reached the 40th floor of 75 by 13 March 2026, roughly 53 percent of the climb to the apex. About 35 floors remain. The count came from aerial photographs. Portions of the 39th floor slab were still being poured, the uppermost levels carried formwork tables and exposed reinforcement cages, and two tower cranes stood above the structure. Curtain wall work had advanced several floors below the active formwork, balcony railings were going on, and the glazing still carried protective film.

That is the stage the asset occupies on the public record. No dated structural milestone has appeared after 13 March 2026. The seven subscription entries may carry later ones, and a reader cannot verify that from the public view.

The tower beside it

Viceroy Brickell rises at 77 SE 5th Street, a 45-storey building with 420 condominiums. Florida YIMBY reported in March 2026 that Baccarat already stands noticeably above it. The two towers stand on adjacent parcels at 77 and 99 SE 5th Street.

What would confirm early 2028

Florida YIMBY projected a top-out later in 2026 at the pace set in March, then overall completion in early 2028. Four events would test that window. The first is a top-out notice, which the record has not posted. The second is removal of the protective film from the glazing, a step that follows curtain wall completion on the lower levels. The third is a certificate of occupancy, which no document in this set mentions. The fourth is a dated milestone appearing in the public list after 13 March 2026. Any two of those four would give the early 2028 line published evidence behind it.

What the watch still cannot confirm

The record publishes no schedule of remaining work, no contractor progress statement and no certificate-of-occupancy forecast. No later sales figure appears in this document set. The last one reads 95 percent sold in August 2024.

The unit count moved between the records. Both 2024 reports carry 355 residences including eight penthouses. The March 2026 report carries 360, split into 324 tower units, eight penthouses and 28 riverfront flats and duplexes. A watcher should date the count they cite.

Height reads two ways for the same tower. The permit report of July 2024 gives 848 ft above ground. The March 2026 report says around 835 ft. Both are printed by Florida YIMBY twenty months apart, and neither reconciles with the other in the record.
