Delano Residences Miami Has Four Dates and No Shovel in the Ground

Announced 19 February 2026, sales open since March, groundbreaking targeted June 2027, completion 2031. The dates the record carries, the gaps it leaves and the licence the Delano name runs under.

Four Dates in the Record, in Order

PMG and Ennismore announced Delano Residences Miami on 19 February 2026. The tracker logs the announcement to that day and dates the launch of sales to March 2026. It carries an expected groundbreaking in June 2027 and an expected opening in 2031. The record stamp reads Verified Oct 21, 2026.

The Stage the Asset Sits At

The tracker files the project under the status chip Announced. Its own answer to the schedule question reads: an announced development that has not yet started construction, targeting completion in 2031. The programme is 90 stories and 421 private residences at 400 Biscayne Blvd. PMG calls the tower its second supertall in the city, after its Waldorf Astoria Hotel & Residences Miami.

Who Is Carrying the Project

Property Markets Group develops. Ennismore holds the brand side as hospitality group for Delano. Carlos Ott takes the design, CUBE 3 is architect of record, and Meyer Davis holds the interiors. PMG Residential runs sales.

Sales Before a Shovel

Sales opened in March 2026 from a gallery at 400 Biscayne Blvd, with residences from $800,000. The tracker dates that milestone to 9 March 2026 and cites South Florida Agent Magazine and an Ennismore release. On the record's own dates, the sales launch precedes the groundbreaking target by more than a year.

The Brand Runs Under a Licence

The sales site carries a disclosure block under its renderings. Delano US Opco does not own, develop or sell the project. 4th and Biscayne Trustee, LLC holds the licence and operates the project. The licence is limited, non-exclusive, non-transferable and non-sublicensable, and it can be terminated or revoked. No individual residence carries the right to use the Delano brand. The same site that sells the units carries the terms.

The Amenity Programme and Its Missing Operator

The programme covers an observation floor over 850 feet up with a cantilevered glass deck, a sky restaurant over 800 feet up, Cafe Delano, a reimagined Delano Rose Bar, The Source by Delano and a Delano Members Club. The record publishes no operator for the amenity floors, no operator for the observation deck, no opening date and no ticket price.

Two Milestones Behind the Paywall

The free log holds four entries. A paid band on the same page advertises two more dated, sourced milestones and names neither. A reader tracking this asset on the public page sees four dates and a gap.

The Miami Count the Panel Prints

The tracker prints an 85-project pipeline under a Downtown label and 32,648 residences and keys across the projects in its database. The same totals print under other district labels on other records, so carry them as a database count.

What to Watch Between Now and June 2027

Watch five items. A construction start on the site, which would replace the expected date with a filed one. A financing close for the tower. A management agreement or operator appointment covering the amenity floors and the observation deck. A rental programme for the 421 residences, which the record does not describe. A release from Ennismore's own newsroom on the residences, which the brand site does not carry. Read all five against the Miami pipeline count.

What the File Does Not Carry

No hotel key count. No guest rooms. No management agreement. No franchise term. No rental programme for the residences. No operator for the amenity floors. No construction start date. Each gap above is a gap on the project page, the sales site and the brand site.
