Mission Bay Clinic Buildout: The Hotel Catchment

UCSF's Mission Bay dental and teaching build holds ten hotels inside two kilometres, Luma nearest at 700 metres, with no construction start published. A 125,000-visit clinic year carries the weekday base.

The Account Behind the Selection

UCSF has selected Suffolk and CO Architects for its Mission Bay education center and dental clinics project. The two firms will deliver the work through progressive design-build, and California Construction News reported the selection on 7 September 2026.

The scope covers new educational, clinical and collaborative space for the dental school, plus learning environments for the wider health sciences community. Suffolk Design supplies design management, technical reviews and sustainability expertise. The team joins at the early planning stage to align scope, budget and schedule.

A team inside the planning stage sits ahead of a construction contract, a permit set and a start date. The announcement publishes none of the three.

A Catchment Measured in Metres

OpenStreetMap places the campus point on Gene Friend Way at 37.768711, -122.392219. The figures below run straight line from that point.

Five hotels sit inside 1.6 kilometres. Luma Hotel San Francisco at 100 Channel Street is 700 metres out. Hyatt Place San Francisco/Downtown at 701 3rd Street is 1,124 metres. Hotel VIA at 138 King Street is 1,187 metres. The Utah Inn at 504 4th Street is 1,289 metres. Hotel Madrid at 22 South Park is 1,509 metres.

Five more properties close the ring inside two kilometres. CW Hotel at 917 Folsom Street is 1,586 metres out. Canopy by Hilton San Francisco SoMa at 250 4th Street is 1,750 metres. InterContinental San Francisco at 888 Howard Street is 1,850 metres. The Clancy at 299 2nd Street is 1,965 metres. W San Francisco at 181 3rd Street is 1,999 metres.

The map extract holds a rooms field on two of these properties. Read keys off each property's own page.

The Weekday Base

The dental school counts more than 125,000 patient visits a year across its clinics. That figure divides to more than 340 visits on an average day.

A visit is a clinic appointment. No published figure converts visits to room nights. The count establishes a clinic operation with a standing weekday population of patients, students, faculty and residents, spread across a quarter calendar with summer, fall, winter and spring terms.

A hotel inside 1.2 kilometres can sell that population a bed without a shuttle, a bridge or a taxi. The Utah Inn and Hotel Madrid sit inside the same radius at a leaner rate point.

Clinic days follow the school calendar, so the weekday base thins in the breaks the academic calendar marks. Check the term dates before a midweek rate is quoted against it.

What the Visits Figure Leaves Out

The published record carries no room-night demand, no length of stay, no booking window and no rate. No source in this pack puts a number on what the campus sends to the surrounding hotels.

The read stays directional. A teaching and clinic buildout adds staff, patients and programme traffic to a district that already holds Chase Center at 431 metres, Oracle Park at 1,126 metres and Moscone Center at 1,916 metres. The campus sits inside a cluster of demand generators. Its own contribution stays unquantified until a filing or an operator releases a figure.

Construction Exposure on the Doorstep

Construction has not started, and no start date is published. The disruption risk sits beyond the planning stage.

When work begins, the two nearest properties absorb it first. A contractor, a design team and an owner's representative walk from the site to Luma at 700 metres and to Hyatt Place at 1,124 metres. A long build puts that team into the nearest beds for years.

The same window carries the trade. A build of this type runs on deliveries, lane closures and noise hours. A hotel that fronts the route carries the guest complaint.

Suffolk's California record includes the UCSF Parnassus Heights Central Campus Site Improvements project, Cal Poly's multi-phase student housing expansion, 78 Haight and 1629 Market Street in San Francisco, Gilead in Foster City, One Beverly Hills, the Pierce College Child Development Academic Facility in Los Angeles, and Union Tower and Park Summit in San Diego. The Parnassus line and the two San Francisco addresses put occupied-campus and dense-urban work in the contractor's file.

Which Building Captures the Account

Luma Hotel San Francisco holds the nearest position at 700 metres and carries the 100 Channel Street address. A project team that wants to walk to the site reaches it first.

Hyatt Place San Francisco/Downtown at 701 3rd Street holds the second position at 1,124 metres, on the grid the campus fronts.

Hotel VIA at 138 King Street holds the third at 1,187 metres, on the King Street side of the district. The ring closes at W San Francisco, 1,999 metres out.

What to Watch in the Next Filing

Four facts would move this read. A project address and site boundary. A construction start date. A cost or square footage figure, which sizes the team. A room-night or occupancy release from any of the ten hotels in the ring.

A planning filing would carry the first three. The campus planning site carries no project page yet. Until one appears, the catchment rests on distance and programme, and both are published.
