Mission Rock Phase 2: One Tower Under Construction, Four Fields Open

Mission Rock broke ground on Phase 2 in May 2026 with Verde at 254 units. Building E carries a residential designation and no published architect, height or date, and the district-wide projection for the rest of Phase 2 is 2028.

Phase 2 is one tower and a date

Mission Rock broke ground on Phase 2 in May 2026. The 28-acre district sits south of Oracle Park on the parcel Giants fans knew as Lot A. Phase 2 opened with one building. The rest of the phase carries a district-wide date and no parcel schedule.

Verde, also called Building F, is the first Phase 2 building and the only one under construction. It runs 23 storeys on a Studio Gang design, holds 254 units, and carries a stepped facade that creates private terraces.

The published timeline puts all Phase 2 residential and commercial assets at 2028. That 2028 line is the only date attached to the rest of the phase.

Building E is the next name on the table

The published building table gives Building E a residential use, a Phase 2 planning stage, and nothing else. Its architect, its storey count and its date all read as to be determined.

Watch the developer's own pages and the Port of San Francisco's papers for those three fields. No other Phase 2 parcel carries a name.

The order already delivered

Phase 1 broke ground in 2020. Site elevation finished in 2022. The Canyon, Building A, completed in 2023 as a 23-storey MVRDV residential building. China Basin Park and the Visa Market Support Center, Building G, opened in 2024. Building B reached substantial completion in 2025.

Building G runs 13 storeys on a Henning Larsen design and holds approximately 1,000 Visa employees. Visa took the whole building. Building B is eight storeys by WORKac at 295,000 square feet, with 32 outdoor terraces, a roof deck, a double-height garden lobby and six passenger elevators.

The entitlement still ahead

The master plan allows 1.4 million square feet of office and lab space and 200,000 square feet of retail across the district. The district delivers 1,200 homes, and 40 percent of them carry an affordable designation as a requirement of the Port partnership.

Office leasing runs through two named contacts. The operator's workplace page lists Patrick Devinger and Jon Hunt.

The retail base and the tenants

Six outlets sit open on the operator's retail page: Flour + Water Pizza Shop, Proper Food, Arsicault Bakery, Ike's Love & Sandwiches, LuxFit and Sweetgreen. Via Aurelia, Quik Dog and Blue Bottle carry a coming-soon listing.

Building G carries a full lease. The operator's workplace page lists the Visa building as fully leased.

The infrastructure beneath the buildings

The whole 28-acre site was raised five feet above its original elevation, and that work finished in 2022. A private black water treatment plant treats wastewater on site and reuses it for irrigation across the district's eight acres of parks and for toilet flushing in the office towers. The plant adds a utility layer that a management team has to operate.

The park that carries the published capacity

China Basin Park covers five acres. SCAPE designed it, and the Port owns it. The district's page states the park can host up to 10,000 people for public and private events, with bookings at events@missionrock.com, general inquiries at info@missionrock.com and the district switchboard at 415.972.1744.

The published programme covers residential, office and lab, retail and park space. A hotel does not appear in it.

What a property reader tracks from here

Verde's construction progress against the 2028 district date is the first line. Building E's published programme is the second, because its architect, height and date all remain open. The conversion of the office, lab and retail entitlements into signed tenants is the third.
