Groundbreaking on the Final Tower at the World Trade Center Campus
Turner Construction broke ground July 9, 2026 on 2 World Trade Center in Lower Manhattan. The contractor confirmed the date to Construction Dive. The office of Gov. Kathy Hochul announced it. American Express will occupy the building as its global headquarters. Silverstein Properties is the developer. American Express tapped Turner for the build in February 2026.
The asset takes a defined shape. The tower reaches 55 stories and 1,226 feet at 200 Greenwich Street. The office component measures 2 million square feet. It has capacity for up to 10,000 people across flexible workspaces. Turner expects to complete the tower in 2031. Officials did not disclose the total project cost.
Build details come from the governor's release. Only union labor will complete shell, core and core interior work. Plans include more than an acre of outdoor space with terraces and gardens. Project teams will pursue LEED certification and install fully electric, energy-efficient systems.
Kevin O'Toole, chairman of the Port Authority of New York and New Jersey, called the groundbreaking an important milestone in fulfilling a promise made 25 years ago to rebuild, to restore and to remember. He said the new tower will stand overlooking the memorial and museum and alongside a performing arts center.
Hotel Supply in the Blocks Around the Site
The Downtown Alliance counted 7,928 hotel rooms across 41 hotels open south of Chambers Street in its Q1 2026 inventory. Two hotels holding 346 rooms sit under construction in the same district. The district total including that pipeline reaches 8,274 rooms.
These hotels sit within walking distance of 200 Greenwich Street. Club Quarters World Trade Center at 140 Washington Street holds 252 rooms. World Center Hotel at 144 Washington Street holds 169 rooms. Residence Inn New York Manhattan/World Trade Center at 170 Broadway holds 243 rooms. Fairfield Inn and Suites Downtown Manhattan/WTC at 100 Greenwich Street holds 192 rooms. The Cloud One Hotel New York-Downtown at 133 Greenwich Street holds 326 rooms.
Four Seasons New York Downtown at 27 Barclay Street holds 189 rooms, and Silverstein Properties owns it. The New York Marriott Downtown at 85 West Street holds 515 rooms and 12,000 square feet of meeting space. The pipeline adds The Ned Hotel at the American Stock Exchange at 123 Greenwich Street with 174 rooms and the Platt Street Hotel at 7 Platt Street with 172 rooms. Both are under construction.
Demand the Tower Creates
Construction runs from 2026 to 2031. Crew lodging demand follows the build schedule. Ask Turner and Silverstein Properties for the construction workforce count and the phase timeline. The public announcement discloses neither figure.
The tower has capacity for up to 10,000 people at completion. American Express will move its global headquarters there from 200 Vesey Street. The district inventory stands at 8,274 rooms.
Three hotels in the district carry meeting space. The New York Marriott Downtown carries 12,000 square feet. The Wagner Hotel at the Battery at 2 West Street carries 12,956 square feet. Conrad New York Downtown at 102 North End Avenue carries 17,571 square feet.
What Operators Should Track
Track the fit-out schedule first. Completion in 2031 is the target Turner published. Ask for the occupancy date American Express holds.
Track the 346 rooms under construction at 123 Greenwich Street and 7 Platt Street. Those opening dates set the next supply step in the district.
Track street and loading access around the site. Ask Silverstein Properties and Turner for the construction logistics plan.
Track the leasing of the tower. American Express is the announced occupant, and the demand case rests on that commitment and on the office tenants already in the district.
