Groundbreaking at 1687 Market Street
Mayor Daniel Lurie marked the start of work at the Artists Hub on Market on 28 July 2026. The tower rises at 1687 Market Street.
The Office of the Mayor puts the investment at $140 million and the home count at 94. A $100-million private gift carries the project in significant part.
SF YIMBY dates that gift to late 2024 and names Mary Miner, the widow of Oracle co-founder Robert Miner. The city release leaves the donor unnamed and publishes no public subsidy figure.
Crews started work in early February 2026. Demolition permits were filed in July 2025 and issued that November. The 1925 Edward McRoskey Mattress Factory came down in February 2026.
The Tower That Is Going Up
SF YIMBY reported in August 2026 that the building reaches 151 feet across 15 storeys, with 104,440 square feet of building area. Housing takes about 80,000 square feet and arts activities 19,330 square feet. Bicycle parking is 110 spaces and car parking is zero.
The 94 homes are studios, one-bedrooms and two-bedrooms. They are reserved for households earning up to 80 percent of San Francisco Area Median Income. Leases are restricted to artists, arts workers, arts administrators, production-related entertainment workers and their families.
The arts programme carries music and dance rehearsal studios, a black box theatre, offices for Artists Hub on Market, a community room, a landscaped roof deck and on-site resident services. Mark Cavagnero Associates designed the building, and Sausalito-based Shades of Green is the landscape architect.
The Nine Hotel Rooms the Plan Dropped
The May 2024 filing carried a nine-unit hotel area on the fourth floor. SF YIMBY described the space as lodging for non-profits supporting visiting artists. The July 2024 update removed the nine-room hotel from the design.
The current plan publishes no lodging element, no room count, no rate and no operator. The record also carries no operator for the corner cafe at Market and Gough Street.
Three Plans, One Address
The May 2024 filing described 17 storeys at 182 feet, about 124,840 square feet, 102 homes, an 85-seat black box theatre and 124 bicycle spaces. The November 2024 update described 17 storeys at 173 feet, about 142,500 square feet and 101 homes, with 119 bicycle spaces. That page prints 85 seats in one caption and 90 seats in its body.
The 151-foot version was submitted to the city in September 2025. City staff posted the memorandum to the file in mid-May.
A $74.5-million construction estimate sits in the 2024 application. It excludes all development costs and belongs to the earlier, taller scheme.
What Comes Next
Completion is estimated for 2028 in the city release and by Spring 2028 in SF YIMBY's report.
The city will launch the Artist Housing Certification Program in early 2027. The programme builds an eligibility list for affordable artist housing lotteries. Applicants meet one of three pathways: income of at least $10,000 a year from art in three of the last five years, a selection for an arts grant, award or project within three years, or three work samples. There is no application fee.
The lottery for this building is anticipated in early 2027. Mercy Housing California and Artists Hub on Market are joint sponsors, and co-sponsor Randall Kline founded the SFJAZZ non-profit.
