The crown goes on at One Brickell Riverfront
The Standard Residences, Brickell reached full architectural height in June 2026. Crews set the crown on the 46-story tower, and the project log attributes the milestone to floridayimby.com.
The build is in fit-out. The details block and the FAQ carry August 2027 as the delivery date, and the projection block on the same page reads Q3 2027.
Two dates that mark different things
Both One Brickell Riverfront towers topped out on 16 January 2026, with G.T. McDonald as general contractor. That month closed the structural phase.
June 2026 closed the envelope. The crown put The Standard tower at full height, five months after the top-out.
The $513 million package and its two vintages
The details block records $513M of financing from One Brickell Riverfront dated September 2025. The milestone log dates financing secured to 5 October 2025 and cites Commercial Observer.
The disclosed lender is 3650 Capital, with $143M of mezzanine and $370M of senior debt undisclosed. The loan covers the pair, LOFTY Brickell and The Standard.
One figure and two vintages, five weeks apart. A quote should name the block it came from.
The 422 homes and the two addresses
The tower holds 422 fully furnished studio, one-bedroom and two-bedroom residences across 46 floors. Newgard Development Group and Two Roads Development are the developers. Arquitectonica is the architect, with interiors by GOODRICH.
The description gives 99 SW 7th Street on the Miami River. The details block gives 690 SW 1st Avenue. Both addresses point at the same parcel.

The 2027 horizon carries 11 projects and 1,627 units, and the page names The Standard Residences, Brickell as that year's marquee arrival.
The supply read across 2027 and 2028

What a supply tracker should ask next
Four questions follow from the record.
First, the LOFTY unit count. The record names the sister tower and publishes no home count for it. Second, whether the pair delivers as one phase. The record carries one August 2027 date for both.
Third, the operating model over 422 furnished homes. The record extends The Standard hotel brand to condo living and publishes no rental programme. Fourth, the gap between crown and delivery, which runs fourteen months from June 2026 to August 2027.
