The record at 1034 Southwest 2nd Avenue
Domus Brickell Center broke ground on 10 September 2025 at 1034 Southwest 2nd Avenue in Miami. The tower runs 35 stories and holds 579 residences. Completion is scheduled for the first quarter of 2028, per the Bayview PACE release of 22 September 2025.
North Development is the developer: a joint venture of Miami-based Oak Capital and Peru's Edifica, run by Ricardo Dunin and Juan Carlos Tassara. The tracker records the same delivery window and stamped the record verified on 24 October 2026.
The groundbreaking date, the floor count, the unit count and the delivery quarter reconcile across the lender, the tracker and the trade press.
The $220 million stack
The construction package closed in September 2025 at $220 million. Bayview PACE provided $180 million through Commercial Property Assessed Clean Energy financing. Core Capital, a Peruvian lender, provided the remaining $40 million. Lotus Capital Partners arranged and structured the financing.
Bayview describes the $180 million as the largest ground-up C-PACE construction loan to date in South Florida and the second largest nationally. The lender structured it to fund in multiple tranches, matched to the construction draw-down schedule.
C-PACE debt is repaid through an assessment added to the property tax bill over a term that runs up to 30 years, per Commercial Observer. Nothing published splits that assessment across the 579 units.
A condominium that carries hotel inventory
Dunin's Domus Management will handle the rental process for units, per The Real Deal. That contract decides who signs a group agreement, who sets nightly rates and who answers a guest complaint in 2028.
The developer's first Brickell building shows the model. Domus Brickell Park is a 12-story, 171-unit building that opened in 2026 with 120 closings in its first 60 days. Owners hold title to furnished homes, and an app lets an owner move a unit into the building's hotel inventory while the owner is away. North Management, North Development's in-house hospitality and property management platform, runs daily operations at that building.
Every unit at the new tower arrives furnished, with hard flooring throughout, private balconies and kitchens fitted with premium appliances, per the Bayview release. Plans run from studio to two-bedroom between 400 and 975 square feet, with 9-foot ceilings.
The amenity set
Bayview published the list. A rooftop pool and sky deck with cabanas and daybeds. A rooftop bar, a hot tub and a rooftop yoga deck. An indoor-outdoor gym. A garden lounge. Indoor-outdoor treatment rooms and a steam room. Co-working space and a conference room. A 24-hour lobby ambassador and on-call housekeeping. A signature lounge and an on-site restaurant on the lobby level. The tracker adds EV charging and a concierge line.
The lobby restaurant and the rooftop bar are the two licensed revenue lines in the building. Nothing published gives their square footage or capacity.
The site and its neighbours
North Development bought the half-acre parcel for nearly $15 million in 2023, per property records Commercial Observer cites. The tower sits a block west of the Metrorail line and steps from the Miami River.
The tracker lists seven further projects within two tenths of a mile. Meliá Residences Miami carries a 2027 date at a tenth of a mile. Mercedes-Benz Places, One Twenty Brickell and One Twenty Brickell Signature Residences carry 2028 dates. Summit Brickell follows in 2029, House of Wellness Brickell in 2030 and B Residences Miami in 2031.
Oak Capital and Edifica also proposed a 43-story, 832-key House of Wellness hotel in the neighbourhood, per The Real Deal.
The tracker counts 85 projects in its West Brickell pipeline and 32,652 residences and keys across its database. That figure combines residences and hotel keys.
The sales position behind the delivery date
Sales launched in May 2024 through Cervera Real Estate, with condo prices starting at $500,000, per The Real Deal. The developer quoted an average of 25 units a month through summer 2025 in the Bayview release. PROFILEmiami reported the project more than 50 percent sold and ahead of its construction schedule in June 2026, with remaining homes from $600,000.
The first building repaid its $70 million construction loan in April 2026, after those 120 closings. Forman Capital was the project's main lender.
A building more than half sold 21 months before delivery carries a committed owner pool and a known unit count for the rental channel.
