Newgard Group and Two Roads Development put architectural crowns on both towers at One Brickell Riverfront in June 2026. Florida YIMBY reported the installation on 24 June 2026. The crowns completed the buildings' architectural height.
Both towers rise at 99 Southwest 7th Street on the Miami River, immediately northwest of Brickell City Centre. Arquitectonica designed the pair. G.T. McDonald topped out both towers in January 2026 as general contractor.
Crews now work the exteriors and the interior fit-outs. The developer gives an anticipated completion of August 2027.
The smaller tower holds 362 furnished homes
Lofty Brickell rises 44 stories with 362 residences: studios, one-bedrooms and two-bedrooms, all furnished, plus penthouses. INC Architecture & Design holds the interiors. The amenity programme runs to about 40,000 square feet and carries a private marina, a resort-style pool deck, a fitness centre, a spa, a cigar lounge and coworking space.
AVRA Estiatorio holds the ground floor, overlooking the Miami River.
The Standard Residences, Brickell stands beside it at 46 stories with 422 furnished residences and interiors by GOODRICH. Its amenity list carries a rooftop pool, a club lounge and café, a 10th-floor spa with hammam, saunas and cold plunge, a bowling alley, a pet spa and a screening room.
The money closed in late 2025
The two towers share $513 million of construction financing, closed in late 2025. The developer describes it as one of the largest residential construction loans closed in South Florida that year. Newgard and Two Roads announced their partnership on the parcel in 2024.
Harvey Hernandez, chief executive of Newgard Group, called the crown the moment the project becomes "an undeniable reality" for buyers. Brad Meltzer, partner and president of Two Roads Development, said the milestone puts "the finish line well within sight".
The sales position
The tower stood at 94 percent sold in December 2023, when the developer named G.T. McDonald as contractor. Cervera Real Estate held sales and marketing. The December 2023 report puts the building at 540 feet and vertical construction at 30 to 36 months.
What the August 2027 date rests on
The June 2026 report names no certificate-of-occupancy date, no fit-out contractor and no rental manager. It also carries no minimum stay for the furnished homes.
August 2027 is the only published completion month for either tower. For a hotel in the district, 362 furnished homes land as an alternative to a room for a short stay, with the tenancy terms unpublished.
