The Sequence the Record Dates
Mast Capital announced Cipriani Residences Miami on 11 April 2023. The tower at 1420 South Miami Avenue holds 397 residences across 80 floors and measures roughly 950 feet. The record was verified on 23 October 2026 and carries the asset as Under Construction.
Eight dated entries carry the build. Financing closed on 6 February 2024 at $600 million, led by Banco Inbursa at $350 million with Ascendant Capital Partners at $250 million. Ground broke in October 2024. Florida YIMBY dated the rise to above-grade levels to March 2025.
Halfway arrived on 24 October 2025 at 44 of 80 floors. The tower passed 872 feet in April 2026. Topping out landed on 15 July 2026 at roughly 950 feet, and the record's journal entry dates that height as the tallest residential tower south of New York.
Sales ran beside the structure. The record dates a pass of 80 percent sold to July 2026, with buyers from more than 30 countries. September 2026 brought the 1931 Collection: The San Marco at $33 million for 9,677 square feet over three levels, and The Torcello at $19.8 million for 6,703 square feet.
Where the Climb Stands
The record's own label answers the stage question. Under Construction covers a tower at full height that has not opened. The structure is complete. Interiors, amenity spaces and the residential fit-out sit between topping out and a first closing.
The record lists one- to four-bedroom homes from 1,123 to 3,495 square feet. The details block targets summer 2027. The same block marks that date as an estimate.
The Loan That Carried the Build
February 2024 put $600 million against the site, on the record's own financing entry. Banco Inbursa holds $350 million. Ascendant Capital Partners holds $250 million.
That is the only debt line on the page. No refinancing, no mezzanine tranche and no cost-to-complete figure appear there.
What the 80 Percent Leaves
Eighty percent of 397 homes is about 318. Roughly 79 homes stood unsold when the record logged the milestone in July 2026. The entry names no floors, no line types and no collection for that remainder.
Both 1931 Collection penthouses arrived after the milestone. The record prices them. It publishes no price for a standard residence.
Inside the 50,000 Square Feet
The amenity programme runs past 50,000 square feet. The record lists a restaurant, private dining, in-residence dining, a residents' club, a spa, a pool and sun deck with cabanas, a fitness centre, a yoga studio, a salon, a screening room, a library, a kids club, concierge, valet and security.
The restaurant line carries the brand. The record calls the project the first standalone Cipriani-branded condominium in the United States. An operator tracking the food and beverage side needs the operating agreement, the cover count and the staffing plan. The record publishes none of the three.
Events Still Owed Before an Opening
A summer 2027 opening needs a certificate of occupancy, a closing schedule, a handover date and a finished amenity fit-out. The record dates none of them.
The details block targets summer 2027 and marks the date as an estimate. The projection module on the same page reads Coming Q4 2027. A lender prices the gap between the two printed dates.
What to Track on the Next Filing
Topping out is complete at roughly 950 feet. Sales sit past 80 percent. Two penthouses carry published prices. Delivery points at summer 2027 in the details block and Q4 2027 in the projection module.
Three counters matter from here: the certificate of occupancy, the first closing and the restaurant opening date. None of the three is on the record today. The next dated entry will name one.
