PMZ closes a $10.2 million loan in Pecos
PMZ Realty Capital LLC has closed a $10.2 million permanent loan for the Staybridge Suites Pecos in West Texas. Hotels magazine carried the announcement on 20 October 2026 at 19:01 UTC under Swasti Sharma's byline. Hotel Business published it at 13:42 UTC the same day.
The quotes below come from the Hotels magazine copy.
Berk on the tape and the credit
Peter Berk framed the closing against the bond market. “Closing this $10.2 million loan for the Staybridge Suites in Pecos, Texas, required navigating a challenging capital markets environment, with rising Treasury yields creating additional headwinds for borrowers and putting pressure on financing terms,” said Berk, president of PMZ Realty Capital LLC.
He placed the credit case on the sponsor. “In this environment, strong sponsorship was a key differentiator, providing confidence in the project’s fundamentals and the team’s ability to execute.”
He dated the client relationship at 20 years. “We’re proud to have built a 20-year relationship with this client, working together across numerous transactions and navigating a variety of market cycles.”
The client goes unnamed in the release. The release calls Berk president. PMZ’s own team page gives his title as president and chief executive officer.
What the Treasury curve shows
The US Treasury publishes the numbers Berk describes. On 20 October 2026, the day the release went out, the 10-year closed at 5.12 per cent. It closed at 4.74 per cent on 21 August.
The long end moved with it. The 30-year went from 5.27 per cent to 5.42 per cent across the same two months. The two-year went from 4.24 per cent to 4.79 per cent.
The path was uneven. The 10-year fell to 4.64 per cent on 25 August and reached 5.31 per cent on 5 October. Net movement from 21 August to 20 October was 38 basis points, inside a 67-point range.
What the announcement does not say
Four deal terms are missing. The release names no borrower, no interest rate, no loan term and no loan-to-value. It does not say what the new debt refinances.
It carries no room count. The release gives one size figure for the asset: 1,250 square feet of meeting space.
The loan amount rests on PMZ’s statement. No borrower, lender or broker document accompanies the announcement.
The collateral
Staybridge Suites Pecos opened in April 2019, seven years before the closing. IHG carries Staybridge Suites in its suites portfolio. PMZ does not say which IHG entity holds the franchise on this property.
The property is on the map under that name. OpenStreetMap carries a Staybridge Suites Pecos entry tagged as a hotel at 31.40534 latitude and -103.48764 longitude.
PMZ lists the amenities as complimentary breakfast, an evening social hour on Mondays, Tuesdays and Wednesdays, an indoor pool, a 24-hour fitness centre, an on-site barbecue area, complimentary guest laundry, free parking, a business centre and the 1,250-square-foot meeting room. The hotel takes pets and offers hearing- and vision-accessible guest rooms.
The release places the hotel among commercial plazas off Interstate 20, about one mile from Buck Jackson Arena, home of the West of the Pecos Rodeo, and two miles from the West of the Pecos Museum.
Who PMZ is
PMZ Realty Capital arranges debt and equity for hotel owners, by its own description. Its team page states that Michael Sonnabend is managing member and co-CEO and that he founded the company with Berk in 2009.
That page credits Berk with more than 30 years in real estate and more than $6 billion of debt and equity arranged for hotel owners across more than 50,000 rooms. Sonnabend’s entry puts his own transaction volume above $10 billion.
The same page describes PMZ Hotel Finance Group as a division of PMZ Realty Capital LLC. It lists a direct phone number and an email address for Berk and for Sonnabend.
One closing, one record
The Pecos loan is a single transaction in a market where the 10-year sits above 5 per cent. PMZ closed it, put its president on the record and released no figure beyond the principal.
The property exists, carries the brand and has traded since 2019. The rate, the term, the borrower and the sponsor behind the loan stay off the record.
