Ventive Hospitality is in talks to buy two or three large hotels in India. CEO Ranjit Batra named the target: each property should clear INR 100 crore of annual EBITDA.
“We are looking at two or three big-box hotels, which will deliver a solid EBITDA of INR 100 crore-plus. We are in talks with two to three large hotels at this moment,” Batra said.
Hospitality Biz India carried the interview on 19 October 2026 and printed no counterparty for any of the three.
2,199 rooms today, 4,000 keys named
Ventive runs 14 hotels with 2,199 rooms across India and the Maldives. Its own portfolio page prints that count. Batra says the portfolio will pass 4,000 keys, built from acquisitions plus greenfield development.
Two pipelines sit behind the target. About 360 keys are under construction, and about 1,100 keys sit under right-of-first-offer arrangements with promoter companies. Seven of the 14 trading hotels were built by Panchshil Realty, and the rest came through acquisition. Ventive is the listed joint venture of Panchshil and Blackstone.
The 49% is a margin
Batra put FY26 EBITDA growth at 49%. The results release of 12 May 2026 prints the growth at 28% and the margin at 49%. Consolidated EBITDA for the year was INR 1,299 crore on revenue of INR 2,666 crore, up 24%. Profit after tax was INR 502 crore against INR 48 crore.
A tax credit inside the quarter
Revenue from operations for the quarter ended 30 June 2026 was INR 543 crore against INR 507.4 crore a year earlier. Profit for the quarter was INR 124 crore against INR 38 crore.
That profit carries a net deferred tax credit of INR 1,022.38 million. Ventive moved to the concessional regime under Section 115BAA of the Income-tax Act, 1961 from 1 April 2026. The option sets an effective rate of 25.17% against the regular 34.94%.
Two Ritz-Carlton Reserves
Batra says Ventive is building two Ritz-Carlton Reserve properties, one in Sri Lanka and one in India. The Indian site covers about 450 acres in the Sahyadri Hills and is planned as a branded residential offering alongside the hotel.
The float deadline
Promoter holding stands at 89%. SEBI requires a 25% public float by December 2027, and Batra named two routes: a qualified institutional placement or an offer for sale. “We have about 13 months,” he said. He said a large acquisition makes the placement more likely.
Ventive also holds about 3.4 million square feet of office and retail space in Pune. It is repositioning the Aloft Whitefield in Bengaluru as an AC Hotels by Marriott, and that hotel stopped trading in February 2026 for roughly 12 months of renovation.
