HVS Brokerage & Advisory announced the sale of the 52-key Best Western Houston Bush IAH Intercontinental Airport Inn at 18032 McKay Drive, Humble, Texas, on 14 September 2026. TAK Hospitality LLC of San Antonio bought the property from Nataraja LLC of Conroe. The hotel was built in 2008. No sale price appears in the release or in the trade republication of it.
The Seller's First Sale
Yash Patel, owner of Nataraja LLC, said this was his first hotel sale. He said several concerns arose near closing, and that the broker stayed on the file, negotiated the final details and carried the transaction across the finish line. James Rebullida, senior vice president of HVS Brokerage & Advisory, said the sale closed ahead of the contractual deadline after transaction headwinds in the second quarter and a complex issue that developed late in the process. Rav Singh of Keller Williams represented the buyer.
Eric Guerrero, James Rebullida, Fadi Rawashdeh, Kyle Peterek and Daneen Godinet of HVS Brokerage & Advisory worked the transaction.
The $130 Million Line the Release Carries
The release attaches nearly $130 million in approved funding for major airport enhancements to the hotel's location, and it names United Airlines' new $200-million maintenance facility as part of that work.
Houston Airports' own release of 2 September 2026 puts the approved figure at $129.9 million and lists what it buys. Mayor John Whitmire and Houston City Council approved that sum as initial airport system funding for seven projects at George Bush Intercontinental Airport, and authorized an agreement with United Airlines to deliver the work. The program totals $229.9 million.
The seven projects are a concrete pad near the IAH East Cargo Complex with nine aircraft holding positions or 14 overnight parking positions for narrowbody aircraft; an 8,100-space off-site parking lot for United and other airport employees, plus a 3,000-square-foot administration building and canopies at ecopark; expanded stormwater detention basins at Reinhardt Bayou, Garners Bayou and Turkey Creek; a doubling of the Terminal A/B Garage entrance lanes from two to four with a canopy; improvements to the North Terminal Road water line; expanded airfield entry checkpoints; and cosmetic, nonstructural repairs to vehicle-impact damage on the Terminal C pedestrian bridge.
No maintenance facility sits on that list. The $200 million United facility at IAH carries a Houston Chronicle headline dated 20 February 2020. United's later IAH facility work is a $177 million ground service equipment facility, where the airline broke ground in March 2025.
The Money Behind the Figure
The initial appropriation splits into $100 million from the Airport System Consolidated 2011 Construction Fund and $29.907 million from the Airports Improvement Fund. Houston Airports expects to request the remaining $100 million in fiscal year 2028.
United will manage development and construction. Houston Airports will reimburse approved project costs from airport system funds and recover them through rates and charges paid by airlines and other airport users, United included. No City General Fund dollars and no local tax revenue fund the program.
Houston Airports reported more than 48 million passengers at IAH in 2025, including a record 12.4 million international travelers, up 2.5 percent on 2024. Jim Szczesniak, director of aviation for Houston Airports, said the projects would preserve parking for travelers, improve severe-weather resilience and add capacity at the airport.
