Marriott's Hyde & Seek opens at Lancaster Gate as a Tribute Portfolio hotel

Hyde & Seek opened at 1 Lancaster Gate as a Tribute Portfolio hotel after a GBP 42 million rebuild of the former Corus Hotel Hyde Park, holding 309 rooms.

Hyde & Seek, London Hyde Park opened at 1 Lancaster Gate as a Tribute Portfolio hotel. The property is the former Corus Hotel Hyde Park, rebuilt under a GBP 42 million redevelopment.

Tribute Portfolio is a soft brand within Marriott Bonvoy. Head for Points reported the opening on Monday 14 September 2026.

Who owns it and who runs it

The owner is MUI Group, the parent company of Immersive Hospitality Management, which led the GBP 42 million renovation. Immersive Hospitality Management signed a hotel management agreement for the property with Vertiq Hospitality Partners.

Vertiq Hospitality Partners holds the hotel management agreement. Marriott supplies the soft-brand affiliation.

309 rooms across seven categories

The hotel holds 309 guestrooms and suites. The hotel’s own site lists seven categories: Standard, Classic, Deluxe, Deluxe Twin, Superior, Family Hydeaway and Townhouse Suite.

The design

Goddard Littlefair handled the interiors and Unwin Jones Partnership served as architect, with County Contractors on the build and Gardiner & Theobald as project managers.

The scheme draws on Bayswater’s 1960s and 1970s bohemian culture. The property channels Zandra Rhodes, Ossie Clark, David Hockney and David Hicks through bold colour pairings, rich textures and abstract patterns, and runs greens and blues through the building in reference to the park opposite.

The smart toilets in the suites

Family Hydeaway and Townhouse suites carry Toto Washlet smart toilets with heated seats, integrated bidet functionality, warm-air drying and customisable wash functions. Every guestroom carries a smart television, a coffee machine, Grown Alchemist toiletries and seating nooks.

Two food and drink outlets

Seekers Restaurant & Bar serves contemporary British cooking overlooking Hyde Park, with breakfast, lunch, afternoon tea and dinner. The operator describes its bar as having an intimate, speakeasy-inspired atmosphere focused on cocktails.

HydeOut runs as an all-day café lounge and co-working space beneath a glass-roofed courtyard, taking coffee, dining and evening drinks.

The gym, the studio and the event rooms

The hotel carries a gym and studio with Life Fitness equipment.

The operator publishes three event rooms. Hub 1 takes up to 6 guests across 10.2 square metres. Hub 2 takes up to 12 across 27.7. Hub 3 takes up to 18 across 51.1, and the operator names it the largest capacity event room.

The first week

Travelling for Business reported on Thursday 10 September 2026 that Hyde & Seek took 75 bedrooms in 25 minutes on the previous evening, during air traffic control disruption that hit Heathrow and Gatwick. The report places the surge in the hotel’s first week of operation.

Paul Davies, general manager, said the volume would be a significant operational moment for any hotel and that it was extraordinary in the property’s first week. He said some guests extended their stays as travel plans were rearranged.

Opening rates rest on one booking read

Head for Points reports rooms from around GBP 250 on most nights in September and October, around GBP 400 a night for April and May 2027, and 66,000 to 70,000 Bonvoy points for nights selling above GBP 400 after Easter. The Marriott property pages were not readable from this desk, so those figures rest on that one outlet. A reader comment on the same article reported GBP 450 for a standard room on 10 and 11 December 2026.

The hotel’s own press page is out of date

The press and awards page at hydeandseekhotel.com still carries the pre-opening wording from the redevelopment announcement, that the property is set to reopen in late autumn 2026 and join the Tribute Portfolio. That copy predates the opening.

The building’s own timeline

The hotel’s site describes seven grand Victorian townhouses brought together as one address. Its ownership timeline runs from the launch of Regal Hotel Group PLC in 1993 and the purchase of the seven townhouses in 1997, through the Corus Hotels brand name in 1999, to creative plans locked in during 2024. It closes with 2026, when the Lancaster Gate townhouses reopened as Hyde & Seek.

What no source publishes

No source read gives the exact opening day. The pre-opening announcement said the hotel had closed in September 2025 for the work. The 2026 coverage places the opening in September 2026 and, by 10 September, in the hotel’s first week of trading.
