What Four Nights Sit Against in January
Engine publishes a San Francisco citywide ladder. The page defines its figures as par rates, the cheapest publicly available price at the time of each search, and states that they are not negotiated or booked rates. Its observations come from searches made 10 to 180 days before check-in.
Engine's January average is $166 a night against a $165 city average across 3.1 million public rate observations from May 2024 to April 2026. March is the highest month at $197, which Engine reads as 19 percent above the city average. December is the lowest at $129, 22 percent below. Engine states that 35 percent separates the cheapest month from the priciest. Four January nights at the January average comes to $664 of room revenue on that public-rate basis.
The Warning That Names Rates
The conference page carries one warning about hotel rates. It reads: "Please note there are sites offering hotel rates and access to the conference that are not affiliated with J.P. Morgan." The same paragraph reads: "This event is by invitation only and invitations are not transferable." It closes with one route: "Contact your J.P. Morgan representative for more information."
The bank's page publishes no block, no rate, no cut-off date and no room-night inventory for the week. A property that receives a request quoting a conference rate has the bank's own page to check that request against.

AHLA and CHLA released an Oxford Economics study on June 25, 2026. It puts hotels' economic impact in San Francisco at more than $12 billion in 2025, and citywide spending at about $900 per hotel room night per visitor. It counts nearly 50,000 jobs, about 16,000 direct and 34,000 ancillary. Hotel guests spent $8 billion at hotels and local businesses, and hotels paid more than $2 billion in taxes.
The same release records a rebound in the market in 2025 on a stronger convention calendar and the return of large-scale events. ADRs reached 92 percent of 2019 levels, with 98 percent forecast for 2026.
