A closed yard on one city block
Potrero Yard sits at 2500 Mariposa Street and takes up one whole city block. Bryant Street, 17th Street, Hampshire Street and Mariposa Street bound it. SFMTA built the yard in 1915 to serve streetcars and later ran trolley buses from it. The agency closed the yard in February 2026 and moved its bus operations and maintenance work to other Muni divisions.
The yard maintains nearly 150 trolley coaches. The agency puts trolley bus service from the yard at about 97,500 riders each weekday, more than a fifth of Muni's weekday bus ridership.
What the supervisors approved in March
The SFMTA Board of Directors approved the project legislation on 3 March 2026. The Board of Supervisors Budget and Finance Committee approved it by unanimous vote on 18 March 2026. The full Board of Supervisors approved it by unanimous vote on 24 March 2026.
Two agreements carry the approval. The Infrastructure Facility Project Agreement covers design, construction and financing of the four-story bus maintenance and storage facility. The Bryant Street Housing Lease Development and Disposition Agreement clears the housing parcel beside the facility.
The predevelopment agreement dates to 21 November 2022. The Potrero Neighborhood Collective holds it, and Plenary Americas US Holdings is the sole equity member of that collective. Mission Economic Development Agency and Tabernacle Community Development Corporation are the affordable housing developers. The collective selected Webcor as prime contractor in early 2025.
Two permit filings and one that was withdrawn
The city permit record carries the demolition filing for the yard. Permit 202608196855 was filed 8 September 2026 to demolish the two-story type 1 auto repair building at 2500 Mariposa Street. The cost estimate is $4.5 million. The permit sits in filed status.
An asbestos removal permit tied to that demolition, 202608257106, was issued 7 October 2026 at a $100,000 estimate. The project page dates demolition to early 2027.
The permit to build has never been issued. Permit 202411084679 was filed 8 November 2024 to erect the four-story type 1A bus maintenance facility at a $400 million estimate, and it remains in filed status. An earlier filing for the same scope, 202311060243, was withdrawn.
The work under way is site work. SFMTA lists excavation on Mariposa Street between Hampshire and Bryant streets for the week of 15 October 2026, and overnight overhead wire removal at intersections around the site. The record reads: demolition filed, facility permit pending, site work under way.
Housing on Bryant Street and the entitlement record
The live housing programme is approximately 100 affordable units along Bryant Street, next to the new bus yard. SFMTA published that figure in its October 2025 update and repeated it in March 2026. Households earning 30 to 80 percent of area median income qualify. Unit sizes run from studios to three bedrooms.
The project's housing page records an entitlement of up to 465 residential units with up to 776 bedrooms. That page dates the construction timeline as an estimate of February 2026, and it lists the bus facility and podium as phase one with the Bryant Street housing as phase two.
The fall 2025 cost review lowered the housing scope. SFMTA proposed removing the podium, which would have carried housing above the yard, and held the Bryant Street parcel at approximately 100 units. The Mayor's Office of Community Development has committed $35 million. Housing construction is projected to start as early as 2029 and run about two years, subject to financing.
Retail parcels and the leasing window
The design carries ground-floor commercial space at two corners. One space sits at Bryant and Mariposa streets, across from the KQED headquarters. The other sits at 17th and Bryant streets, across from the playground at Franklin Square. Dedicated vendor spaces are proposed along 17th Street.
SFMTA expects commercial leasing to begin in late 2029. The stated priority for tenants is organizations, small businesses and street vendors based in the Mission District, Bayview and Potrero Hill.
Disruption the frontage carries
Work hours run primarily from 7:00 a.m. to 8:00 p.m. from Monday through Friday. Overnight work runs from 11:00 p.m. to 4:00 a.m. from Monday through Friday, and the agency calls it intermittent. Weekend work may occur intermittently. SFMTA states that noise is expected.
Temporary lane shifts apply around the block. Signage and cones mark each work zone. Temporary parking restrictions apply in active work zones. The current design carries no residential parking and no public parking on the site.
A parcel on the frontage holds those conditions through 2030. The record carries no published staging or access plan for the construction period.
The 17th Street changes the record holds
The 17th Street frontage changes under the current design. Protected and widened Class IV bike lanes go on the north and south sides between Bryant and Hampshire streets with two-foot concrete barriers. The existing bus entrance on 17th Street comes out, and parking comes off the north side of the block.
A glass wall along 17th Street faces Franklin Square. SFMTA states that it admits daylight, shows the public the bus ramps inside and carries public art.
The record holds a closed yard, two filed permits, an approved development agreement and a housing parcel waiting on funds.
