Ground breaks on a six-storey build
The Village breaks ground in September 2026 at 80 Julian Ave., a six-storey project off Mission Street near 15th Street. The project director, Peter Bratt, gave the date to Mission Local in a report dated 20 May 2026. The developer is the Friendship House Association of American Indians.
Friendship House runs an 80-bed substance-recovery and prevention programme a few feet from the site at 56 Julian Ave.
The delivery window
Bratt puts construction at 18 to 20 months. A September 2026 start with an 18-month run lands in March 2028. A 20-month run lands in May 2028. Spring 2028 is the window the published numbers support. The developers expected to announce a formal groundbreaking date in summer 2026.
Fit-out, licensing and the first training cohort follow the top-out. No ribbon date is published.
The hotel ring around the block
An OpenStreetMap sweep on 17 October 2026 returned 13 hotel records within 900 metres of 80 Julian Ave. Hotel Sunrise is nearest at about 135 metres. Union Hotel sits at about 302 metres, Krishna Hotel at about 316 metres and Frances Hotel at about 381 metres.
Hotel Tropica follows at about 522 metres, Star Hotel at about 557 metres and Travelodge at about 565 metres. Edwardian Hotel, Prita Hotel, Twin Peaks Hotel, Perramont Hotel, Inn at Gough and El Capitan Hotel run from about 716 metres to about 892 metres.
The 16th Street Mission BART station node sits about 259 metres away. The building footprint is about 130 metres from the Mission Street centreline. The ring comes from one extract on one date, so treat it as a working list.
No guest rooms enter the market
The Village is transitional and community housing with training and clinic space. It adds no keys and no nightly inventory to the corridor. A supply read that counts this build as lodging supply is wrong.
The six floors add programmed foot traffic. Floors one and two carry culinary and tech training with small-business mentorship and an incubator for Native businesses. Floor three carries a behavioural-health clinic with the Native American Health Center, now at 160 Capp St. between 17th and 16th streets. Floors four and five carry transitional housing for women who finish Friendship House recovery programmes. Floor six carries a women's addiction-recovery lodge. The rooftop holds a garden and a children's play area. The courtyard holds a redwood grove and a traditional sweat lodge.
The money and the filing
The capital campaign is about 90 percent subscribed. Around $74 million is in against about $10 million outstanding, which puts the target near $84 million. City, state and private dollars make up the stack.
On 26 March the developer filed an application and a letter with the Planning Department. The filing raised the group-housing unit count from 21 to 36 at the request of the Mayor's Office of Housing and Community Development. That is the one published programme change.
The founder behind the block
Bratt ties the build to Friendship House's founder. Helen Waukazoo was born in 1941 and died in 2021. She was taken from her family on the Navajo reservation at Crownpoint, New Mexico, and sent to a boarding school in Utah that later sent her to San Francisco as a house cleaner under the Indian Relocation Act. She became a community activist and founded Friendship House in the 1960s.
What the record leaves open
No land price, no acquisition figure and no construction cost are published for 80 Julian Ave. The record carries no total unit count, no bedroom mix, no operator for the training floors, no curriculum and no wage scale.
