The sale and the missing number
Graham + Sibbald's hotel and leisure division announced the sale of the Mercure Aberdeen Caledonian Hotel on 17 September 2026. The 83-bedroom property stands at 10-14 Union Terrace and looks over Union Terrace Gardens. The purchase price was undisclosed.
Katie Tait in the firm's Edinburgh office and James Williamson in London acted for the seller, Millemont. Tait said the transaction drew significant interest from the market.
Nobody has published a figure. The sales particulars carried price on application, and the agent's own notice states the price as undisclosed. Aberdeen city-centre hotel stock takes a liquidity signal from the deal and no pricing comparable.
The buyers arrive four days later
The Aberdeen and Grampian Chamber of Commerce named the buyers on 21 September 2026: Keith Martin and Robert Keane, both local operators.
Martin runs The Craftsman Company Coffee and Ale House on Guild Street. He worked as a barman at the Caledonian while a student, and his aunt, Mary Martin, ran the hotel as general manager in the late 1990s. Keane co-owns The Douglas Hotel on Market Street with Mary Martin, opened Malones Aberdeen in 2009 and holds interests in Molly's Bistro and The Craftsman.
Martin said the new owners have very ambitious plans, and that their aim is to give the building the future it deserves.
What the buyer gets
The hotel opened in 1892 as the Grand Hotel. It is built in white Kemnay granite in a Renaissance style, and its stained glass carries the harbour, the beach and castles.
The trading asset holds a lounge bar of about 40 covers, a bistro restaurant of about 30 covers and four function rooms that each hold up to 75 guests. The tenure was heritable, which is freehold ownership. The hotel trades under Accor's Mercure brand.
Millemont put the property on the market in March 2025, so about 18 months separated the listing from the September announcement.
Guy Rowles of Millemont said the property had been an important part of the local hospitality market. He wished the purchaser success under new stewardship.
What the deal does not say
No source read for this article states the brand arrangements under the new owners, a reopening date or a capital works programme. Aberdeen Business News reports that detailed plans have yet to be revealed.
The price stays undisclosed at every source, including the agent's own notice.
