Cary's First Hyatt Flag Lands on a Year-Old Independent Hotel

Hive House in Cary took the Unscripted by Hyatt soft brand on 24 September 2026, giving the North Carolina town its first Hyatt-branded hotel.

A year-old independent hotel in Cary has taken a Hyatt flag. Hive House became the town's first Hyatt-branded hotel on 24 September 2026. The 45-suite property at 1121 Ledsome Lane had traded under its own name since July 2025. CMC Hotels owns it, and the affiliation runs through Unscripted by Hyatt, a soft brand.

Cary Held No Other Hyatt

Cary carried no Hyatt-branded hotel before the switch. CMC weighed Marriott, Hilton and Hyatt for a large-company affiliation and settled on Unscripted by Hyatt. The change took effect on 24 September 2026.

Guests now book through Hyatt and earn or redeem World of Hyatt points. Hyatt said the conversion needed limited construction because the hotel sat in good condition and carried an established identity.

Forty-Five Suites With Full Kitchens

The hotel holds 45 suites. Each has a separate living area and a full kitchen. CMC operates Marriott-branded Fairfield and SpringHill Suites hotels in the same Ledsome Lane complex.

The Cafe at the Conversion

The conversion added a cafe that serves breakfast, lunch, dinner and drinks. It takes walk-in customers without reservations. The News & Observer item calls the outlet Hive Cafe. Hyatt's own release calls it Hive House Cafe.

What CMC Signed Up For

A soft brand lets an independently designed hotel use a large company's reservation and loyalty systems while keeping control of its identity and operations. Sheri Erhart, chief operating officer of CMC Hotels, said the model offers more flexible standards than a traditional brand.

"Hive House stays Hive House, but now our guests also have the reach, recognition and benefits of Hyatt and World of Hyatt behind it," Erhart said.

Cary's Inventory Slips to 2,657 Rooms

Cary holds 22 hotels with 2,657 rooms, down from 24 hotels and 2,922 rooms five years ago, according to August CoStar data provided by the Greater Raleigh Convention and Visitors Bureau. Loren Gold, executive vice president of the visitors bureau, tied the decline to the closures of the Best Western Cary Inn and the Extended Stay America-Cary Regency Park.

Visit Raleigh's development pipeline lists another 946 rooms expected to open in Cary over about the next 18 months. CMC is building a 125-room Residence Inn on the Ledsome Lane property, with an opening expected in January. The Hive House building went up in 1999 as part of the former 140-room Best Western Cary complex founded by Erhart's father, G.S. Chhabra. Buildings from 1984 and 1989 came down before the Residence Inn work.

Seventy-Point-Seven Percent in August

Cary hotel occupancy reached 70.7 percent in August, up from 68.6 percent a year earlier, according to the visitors bureau. Revenue per available room rose 4 percent to $107.82.

Chantal Wu, senior director of hospitality market analytics at CoStar Group, said independent hotels joining large-company soft brands has become more common. "The relationship is a two-way street," Wu said. Independent hotels gain distribution and loyalty-program customers, and hotel companies gain properties and collect fees. Wu said demand in the Cary and Apex submarket outpaced additions to supply in the 12 months through August.

Room Nights From Sports and the Wider Triangle

Sports tourism supplies part of the demand. The Soccer Tournament, held in Cary in 2026, generated an estimated 22,385 hotel room nights, according to the visitors bureau. Gold said some major Cary events draw enough overnight demand that organizers also use hotels in Raleigh.

Mark Lawson, president of the Cary Chamber of Commerce, said the hotel growth signals a broader change in town. "I think it is another sign that Cary has evolved from primarily being a great place to live into a community that is increasingly a destination for business, sports, entertainment and leisure," Lawson said.

Hive House sits near Crossroads, outside downtown Cary. Jason Ballard, senior vice president and global brand leader for Hyatt's Essentials portfolio, pointed to the hotel's proximity to Fenton, Downtown Cary Park, Koka Booth Amphitheatre and the wider Triangle. He said Hyatt expects demand from people visiting for projects, relocations, family visits and longer stays.

Unscripted Durham sits in Hyatt's JdV by Hyatt portfolio. Hive House is the first North Carolina property in the Unscripted by Hyatt portfolio.
