Oklahoma City airport Courtyard changes hands to Sai Hospitality

Hunter Advisors brokered the sale of the 149-room Courtyard by Marriott Oklahoma City Airport to Sai Hospitality, which plans a rebrand and a more hands-on operation.

Hunter Advisors brokered the sale of the Courtyard by Marriott Oklahoma City Airport to Sai Hospitality. The hotel holds 149 rooms across three floors at 4301 Highline Blvd, beside Will Rogers International Airport. The release names no price and no seller.

Spencer Davidson, a senior vice president at Hunter, and Mason McDavid, a vice president, worked the transaction.

McDavid described the buyer’s plan for the asset. “We were proud to represent this transaction and connect the seller with an ownership group that shares a clear vision for the property’s future,” he said. “With planned rebranding and a more hands-on operational approach, the Courtyard OKC Airport is set up for a strong next chapter.”

149 rooms, three floors and 1,250 square feet of meeting space

The hotel opened in 1988. It carries 149 rooms, roughly 1,250 square feet of meeting and event space, The Bistro restaurant, an outdoor pool, a fitness center and a business center.

The release lists corporate, airline, government and leisure travelers as the guest base.

Danny Patel on the repositioning case

Danny Patel, president of Sai Hospitality, tied the purchase to the airport and to the operating plan. “Hunter continues to be a great partner, and this is another deal we’re excited to have closed with their team,” he said. “The location next to Will Rogers International Airport, combined with the upside we see through repositioning the hotel, made this an asset we didn’t want to pass up.”

The corridor behind the room demand

The hotel sits inside a corporate and logistics employment corridor. Hobby Lobby runs its global headquarters there, Dell Technologies keeps a regional campus in the corridor, and Amazon and UPS run logistics operations nearby.

Two government employers add demand at the same address. The FAA’s Mike Monroney Aeronautical Center sits in the area, and Tinker Air Force Base, which the release calls the state’s largest single-site employer, draws staff and contractors into the corridor.

Will Rogers grows toward 20 million passengers

Will Rogers International Airport served 4,605,097 passengers in 2025. The airport is running a long-term expansion designed to grow capacity to as many as 20 million annual passengers.

The release places the sale inside a wider building cycle in the city. It cites the $2.5 billion Boardwalk at Bricktown mixed-use development and a $1 billion arena for the Oklahoma City Thunder with construction scheduled to begin in 2026.

The arena figure and the date differ by publisher. The City of Oklahoma City and the Thunder print $900 million for the Continental Coliseum, and groundbreaking took place on 26 March 2026, so work had started before the release ran. Oklahoma City will host softball and canoe slalom events during the 2028 Summer Olympics.

Hunter’s own release page carries the same text under a 21 September 2026 dateline. The Hotel Online copy runs it on 30 September 2026.
