Dune House Hotel & Spa finished its transformation at 1 Ocean Boulevard in Atlantic Beach, Florida, with four dining concepts and a reworked spa across 193 rooms.

The Sea Turtle Inn address returns as Dune House

Dune House Hotel & Spa unveiled its completed transformation at 1 Ocean Boulevard in Atlantic Beach, Florida. The 193-room independent hotel runs under Sage Hospitality Group.

The address first took guests in 1973 as the Sea Turtle Inn. It later traded as One Ocean Resort & Spa.

A joint venture including Sage Investments, Aspect Real Estate Group, Corner Lot and Kelco Management and Development bought the property in July 2024. The rebuild followed.

Four outlets, one kitchen lead

Coastal Farmer is the oceanfront restaurant and the coastal version of Sage Restaurant Concept's Urban Farmer. Daniel Tederous is executive chef and Kiwi Dabold is director of food and beverage. Nicolos Kes is chef de cuisine.

The menu sources from Mayport Fishery, Georgia's Chatel Farms and Claxton Poultry Farms. It lists East Coast oysters, a 16-ounce dry-aged New York strip from Chatel Farms, and flounder with haricot vert and caper brown butter.

The restaurant holds two private dining spaces, a 54-seat bar lounge with 10 seats at the bar, and an oceanfront patio with 48 seats.

Cafe Dune serves coffee, pastries and light fare. Sea Turtle Scoops sells Mayday Ice Cream beside the path to the beach. Soothsayer is the poolside bar, with cocktails and small plates.

The design draws on the dunes

Sage Studio led the interiors with Islyn Studio of New York. The scheme takes Atlantic Beach's midcentury buildings and surf culture as its reference.

The name points to the dunes and to late Jacksonville architect William Morgan's Dune House, a 1975 residence built into the dunes less than a mile away.

All 193 guestrooms and suites have windows on the coast. Wood, stone and woven textiles run through the rooms and the public areas.

The spa and the grounds

Dune House Spa uses ocean minerals and coastal botanicals. Its signature treatments are the Dune House Signature Massage, the Seaside Thermal Renewal body ritual and the Luminous Facial.

Guests get the oceanfront pool, direct beach access, beach chairs and umbrellas, bicycles and a 24-hour fitness center.

JAX Surf & Paddle runs surf and paddleboard rentals, lessons and yoga from the property. A “Leave One, Take One” library sits inside the hotel.

Event space and the operators' line

The hotel holds more than 10,000 square feet of indoor and outdoor event space for weddings, meetings and celebrations.

Erik Kreft, general manager, said the property has held a place in the Atlantic Beach community and the owners share the commitment to its future.

Daniel del Olmo, president and chief executive of Sage Hospitality Group, called the rebuild an investment in one of Atlantic Beach's recognizable properties.
