Five Transactions in the HVS Europe Bulletin
HVS published its Europe hotel transactions bulletin for the week ending 9 October 2026. The bulletin is the HVS weekly Europe newsletter on hotel sales and investment activity. The 9 October edition carries five transactions. The five properties hold 644 rooms in total, on HVS's own counts.
The set covers the United Kingdom, Denmark, France and Spain. The properties run from 45 rooms to 240 rooms. HVS gives every property a star rating and a room count. Hospitality Net republished the bulletin on 13 October 2026.
Greenwich: A 151-Room Hotel With Six Meeting Rooms
HVS reports that Generator acquired the four-star Novotel London Greenwich, a hotel of 151 rooms. HVS names the sellers as Ares Management, a global investment manager, and EQ Group, a European hospitality investor and operator. The hotel stands across the River Thames from Canary Wharf and close to the Royal Observatory. Its inventory is a restaurant, a bar and six meeting rooms.
Ares and EQ bought the property from Landsec in 2024. HVS values that portfolio at £400 million across 21 properties. The same asset appeared in the HVS bulletin for the week ending 5 June 2026 under the Ares and EQ names. The 9 October edition adds the buyer.
Generator rebrands the hotel as Generator London Greenwich from 1 January 2027. A phased renovation starts in spring 2027 and introduces Generator's hybrid model of private and shared rooms. Xavier Mufraggi, chief executive of Generator, states the group's target of doubling its portfolio by 2031.
Edinburgh: Three Georgian Townhouses at Baxter's Place
LRO Hospitality acquired the four-star, 240-room Courtyard by Marriott Edinburgh from a fund managed by CVC Marathon. HVS places the hotel a short walk north of Edinburgh's old town and Waverley railway station. The listing carries a restaurant and a bar.
LRO Hospitality is a joint venture between London + Regional Properties and the Dutch pension fund manager PGGM. Iconic Hotels & Resorts, the L+R collection, takes over management of the hotel. JLL advised CVC Marathon as exclusive adviser and states the transaction completed on 30 September 2026. The hotel stands at 1-3 Baxter's Place. Trade coverage of the acquisition records that the building combines three Georgian townhouses with a contemporary extension. JLL describes a restaurant and grill, a terrace, a lounge and a fitness centre. The hotel keeps the Courtyard by Marriott flag.
The purchase follows the LRO Hospitality acquisition of Marriott Brussels Grand Place. The digest and the advisers publish no price.
Copenhagen: 152 Rooms Beside the Main Station
CapMan Real Estate bought the Hotel Scandic Webers from Jeudan, a Danish real estate investment company. HVS rates the hotel four stars and counts 152 rooms in central Copenhagen by the main train station. Its inventory is a restaurant, a bar and three meeting rooms.
The buyer is the CapMan Real Estate joint venture with the Danish pension company AP Pension, held 50/50. The purchase runs through the CapMan Nordic Real Estate IV fund. CapMan's own release describes the hotel as three-star to four-star and puts the building at about 7,400 square metres. HVS carries four stars.
The joint venture plans an extensive renovation. Scandic Hotels continues to operate the hotel. The acquisition is the joint venture's second in Copenhagen. HVS reports the first as the four-star, 366-room Crowne Plaza Copenhagen Towers, bought in September 2026. HVS publishes no price for either.
Paris: A 45-Room Hotel North of Montmartre
Extendam sold the three-star, 45-room ibis Styles Paris Montmartre Nord. HVS names the buyer as a family of industrialists. HVS places the hotel in the 18th district of Paris, two kilometres north of the Sacre-Coeur Basilica, with a breakfast restaurant inside the building.
HVS states that Extendam acquired the hotel with its operating partner MyHotels in 2019 and fully renovated it in 2021. The Extendam statement dates a works programme from 2021. That programme covered the rooms and the public areas and added air conditioning throughout the building. The seller gives the address as 77 rue du Ruisseau. MyHotels continues to operate the hotel and stays on as co-investor alongside the family. No price was published.
Barcelona: A 56-Room Eixample Hotel Closes for Refurbishment
Yurbban Hospitality Group acquired the three-star, 56-room Allegro Barcelona. HVS places the property in the Eixample district of central Barcelona, a short walk from Passeig de Gracia and Placa de Catalunya. The hotel keeps its 56 rooms and its three-star category.
Yurbban closed the hotel on 5 October 2026 for a full refurbishment. It reopens between February and March 2027 as UMA House Granados. That is the group's second UMA property in Barcelona, after UMA House Trafalgar. The Yurbban announcement dates the signing to 30 September 2026 and says the deal ran through a club deal investment structure. Interiors are led by Raquel Sogorb of Monplet Studio. Yurbban published no price.
What the Bulletin Leaves Out
Four of the five items carry no price. HVS discloses the £400 million figure as the value of the 2024 Landsec portfolio that Ares and EQ bought. That figure is the 2024 portfolio value, and HVS reports no sum for what Generator paid.
The digest names no buyer for the Paris hotel beyond the family of industrialists. It names no seller for the Barcelona hotel. HVS dates the transactions to the week ending 9 October 2026. HVS first carried the Greenwich asset in its 5 June 2026 edition, so that disposal is not new to the newsletter.
