Colliers has been appointed by North England Estates to market the Hall Garth Hotel near Darlington, a 56-bedroom hotel and leisure venue, with a guide price of £1.25m.

Colliers markets Hall Garth at a 1.25m guide price

The agency's UK Hotels Agency team is handling the instruction. Colliers' own listing carries the asset as freehold. The owner is named two ways across the agent's documents. The instruction sentence reads North England Estates Limited, the ownership sentence reads North of England Estates Limited, and the Hotel Owner report uses North England Estates.

The release states £1.25m and the listing £1,250,000, with the wording offers in the region of.

Fifty-six bedrooms on a 3.7-acre site at Coatham Mundeville

Hall Garth occupies a 3.7-acre site at Coatham Mundeville, three miles north of Darlington. That is the plot the agent is marketing. The property's own site and The Northern Echo of 4 February 2025 describe 70 acres of parkland. The two figures measure different things.

The country house hotel holds 56 en-suite guest bedrooms, a restaurant, a bar, and meeting and event space for up to 160 guests. The parking areas hold more than 150 vehicles.

The Revive Spa and the 160-guest event space

The sale includes the Revive Spa, recently refurbished, with a gym, sauna, steam room, hot tubs and treatment rooms. The venue draws income from corporate and leisure stays, weddings, conferences, spa memberships and private events. North England Estates has updated the spa and several guest bedrooms during its tenure.

North England Estates has held the hotel since 2012

North England Estates has owned and operated the hotel since 2012, according to the agent's listing. The Northern Echo reported on 26 September 2013 that the hotel had been taken over by North of England Estates Ltd earlier that month. Both dates are the respective parties' own statements.

The owner's wider collection trades as The Squirrel Hotel Group, which The Northern Echo reported as four privately owned hotels. The property's nine-hole golf course closed with effect from 31 March 2025. The current marketing describes a hotel, leisure and events destination. Colliers' listing URL still carries the legacy name hall-garth-golf-country-club-hotel.

Smithson on location and the buyer range

Robert Smithson, director in the UK Hotels Agency team at Colliers, said the hotel offers a well-established business with multiple income streams. He said its location between York and Newcastle, and its proximity to the North York Moors and Yorkshire Dales national parks, supports year-round demand from corporate guests, tourists, weddings and events. He said it will appeal to owner-operators and to investors who want to expand in the UK hotel sector.

What the marketing does not publish

The marketing carries no trading figures, no net operating income, no room rate and no completion timetable. The agent publishes no statement on the current level of interest. Colliers' own release is timed 1 October 2026, and Hotel Owner's report is a same-day republication of the agent's material.
