Highline Hospitality Partners acquired the Courtyard by Marriott Pittsburgh North/Cranberry Woods. The release is datelined CRANBERRY, Pennsylvania, 14 October 2026, and the trade carried it the same day.
HHP is the hospitality investment platform launched by Highline Real Estate Partners. The firm is based in Birmingham, Alabama.
The Courtyard Beside HHP's Own Marriott
The 125-room Courtyard stands directly across the parking lot from the Pittsburgh Marriott North. HHP bought that hotel in February 2026 in its first investment in Pennsylvania. Avion Hospitality records the Pittsburgh Marriott North at 298 rooms.
Both Cranberry hotels now sit under common ownership and under one management company. The release ties the adjacency to operational efficiencies and synergies across the two properties.
Twenty-Three Hotels and More Than 5,600 Guestrooms
The acquisition is HHP's 23rd hotel investment and its sixth of 2026. With it, the release states, HHP owns 23 hotels comprising more than 5,600 guestrooms and approximately 1.7 billion US dollars in hospitality assets under management.
HHP also runs third-party asset management for four further hotels on behalf of an institutional ownership group. The release says that work brings the total number of hospitality properties the firm oversees to 26.
The release's own counts do not reconcile. Twenty-three owned hotels and four under third-party management give 27 properties. The release prints 26. It does not identify the four hotels or the institution behind them.
A 2012 Building With a Full Renovation Behind It
The Courtyard was originally built in 2012. It has recently completed a comprehensive renovation of its guestrooms and public spaces. The work covers new case goods and soft goods alongside updated paint throughout the property, in accordance with current Courtyard by Marriott brand standards.
The hotel stands at 150 Cranberry Woods Drive, Cranberry Township, PA 16066.
The Bistro, the Arbor Room and the Outdoor Courtyard
Food and beverage runs through The Bistro, which serves Starbucks coffee. A 24-hour convenience store sits alongside it. Recreation covers an indoor pool and a fitness centre, with an outdoor courtyard carrying lounge seating and firepits.
Practical facilities cover a business centre, guest laundry, and 930 square feet of meeting space in the Arbor Room. The Arbor Room accommodates up to 60 guests.
Avion Hospitality Takes on Both Cranberry Hotels
HHP engaged Avion Hospitality to manage the Courtyard. The engagement extends a relationship that already runs through the Pittsburgh Marriott North. Avion operates that hotel on HHP's behalf. Avion's own news page carries its mandate for the 298-room Pittsburgh Marriott North. A Pomerantz line on the same page reads: "Avion has proven to be a strong operator for Highline."
Roffman on Unified Ownership
"The acquisition of the Courtyard is strategic for HHP because we now have the opportunity to create operational efficiencies across two hotels located directly next to one another," said Todd Roffman, CIO and Partner of HHP.
"With unified ownership and operational oversight, we can leverage the strengths of both properties while creating additional value across the assets," Roffman said.
LODGING Magazine renders the title as chief investment officer and partner. HHP's own leadership page lists Roffman as Partner.
Pomerantz on the Cranberry Position
"We are pleased to add the Courtyard by Marriott Pittsburgh North/Cranberry Woods to our portfolio and to expand our relationship with Avion," said Chuck Pomerantz, Managing Partner of HHP. "The hotel has been well maintained since its opening in 2012, and its recent renovation further enhances its position in the market."
Pomerantz added that HHP is pleased to expand its presence in Cranberry Township.
The 2026 Acquisition Sequence
The release counts this Courtyard as the sixth acquisition of 2026. The published record carries five HHP acquisitions ahead of it this year: the Pittsburgh Marriott North in February; the 397-key Hilton DFW Lakes Executive Conference Center in Grapevine, Texas, on 17 March; and the dual-branded AC Hotel San Antonio Riverwalk and Element San Antonio Riverwalk in August, counted as the firm's 20th and 21st hotels.
The release does not identify the 22nd acquisition.
The Terms HHP Does Not Publish
HHP publishes no purchase price, no seller name and no capitalisation rate for the Courtyard. The release also omits the franchise agreement terms and any closing date beyond the announcement.
The issuer's own portfolio page lists 16 properties and carries neither Cranberry hotel.
