JLL Capital Markets arranged $210 million in refinancing for the Grand Hyatt Indian Wells Resort & Villas, a 531-key resort on 45 acres in Indian Wells, California. The borrower is Trinity Investments. The loan runs five years at a floating rate and is a SASB CMBS deal placed through Citi.
JLL announced the loan on 14 October 2026 from Los Angeles. Hotel News Resource carried it on 16 October 2026 under its Hotel Financing California and JLL topic tags.
The structure on the record
The loan is a SASB CMBS execution, which denotes a single-asset, single-borrower securitisation. The rate floats and the term is five years. JLL Capital Markets, Hospitality Finance Group, worked for Trinity Investments and placed the debt through Citi. Against 531 keys, $210 million works out to about $395,000 a key.
531 accommodations, three components
The resort holds 449 guestrooms, 39 suites and 43 villas. The three figures sum to 531, the key count JLL states in the release.
The villa collection
JLL counts the 43 villas inside the 531 keys. The release gives them private outdoor living areas and dedicated guest services, and places them inside the same resort as the guestrooms and suites.
45 acres off Indian Wells Lane
The address is 44600 Indian Wells Lane. The site covers 45 acres in the Coachella Valley. The resort carries more than 88,000 square feet of indoor and outdoor meeting and event space.
The amenity list runs long: nine pools, a water park with waterslides and a lazy river, the 30,000-square-foot Agua Serena Spa & Wellness center, six food-and-beverage venues, tennis and pickleball courts, a fitness center and preferred access to the adjacent Indian Wells Golf Resort.
JLL places the property near the Indian Wells Tennis Garden, the Empire Polo Club, the El Paseo shopping district and PGA West. Palm Springs International Airport sits about 30 minutes away.
What the lender side said
Kevin Davis, chief executive of Americas Hotels & Hospitality at JLL, tied the deal to lender appetite for repositioned assets. “The hospitality financing market has shown meaningful momentum this year, with lenders focusing capital on repositioned assets with institutional sponsorship in markets where supply constraints support sustained performance,” Davis said in the release.
The market the release describes
JLL lists leisure travel, corporate retreats, golf, tennis, music festivals, entertainment venues and seasonal residents among the demand sources around the resort. It adds the residential communities of the Coachella Valley to that list. The release names Los Angeles, San Diego and Phoenix as drive-to markets.
The 2024 renovation and the flag change
The refinancing follows a $62 million renovation and the conversion to the Grand Hyatt flag in 2024. JLL states the $62 million figure. The property holds AAA Four Diamond status.
Who worked the deal
Managing Director Mike Huth led the JLL Hotels & Hospitality Group team. Analyst Jade Lewin worked the transaction with him. Kevin Davis, chief executive of Americas Hotels & Hospitality, held strategic oversight. The release prints California Department of Real Estate licence numbers for Huth and Lewin.
Two more JLL hotel financings on the wire
JLL arranged a three-year loan with two one-year extension options for the 150-key AC Hotel Vancouver Waterfront in Vancouver, Washington, announced on 8 October 2026. Hotel News Resource lists the Bowie House, Auberge Collection in Fort Worth under the same JLL news block with a 14 September 2026 date and a refinancing headline.
What the release leaves out
JLL names no prior lender and states no prior loan balance. The release describes the transaction as a refinancing and stops there. It prints no interest rate, no debt service figure and no maturity date beyond the five-year term. It carries no statement from Trinity Investments, and the $210 million total is the only loan figure published.
