A 28-bedroom hotel on Kingsbury Circle
Christie & Co has put the Kingsland Hotel in Kingsbury, northwest London, on the market at £2,250,000 freehold. The property carries 28 letting rooms at Kingsbury Circle, London NW9 9RR.
The agent states that every room has ensuite shower facilities and standard room amenities.
Who holds the instruction
Joint administrators Paul Stanley and Kris Wigfield of BTG Begbies Traynor (Central) LLP instructed Christie & Co to market the property. The London Gazette records their appointment on 7 August 2026 over Fulcrum Hospitality Limited, company number 09502370.
The notice carries ID 5191241 and was published on 14 August 2026 in issue 65152, page 16011, under notice code 2410. It gives the court number CR-2026-LDS-000765 in the Business and Property Courts in Leeds, Insolvency and Companies List, and describes the nature of business as Leisure, Hotels and Accommodation.
The building and its parking
Christie & Co describes a detached mansion property of brick construction. The building is arranged over a basement, the ground floor and three upper floors, and it sits between Kenton Road and The Mall in the London Borough of Brent.
Car parking at the rear is accessible from The Mall and provides around 18 spaces. The agent cites direct access to Wembley Park and to central London.
The agent's 72-room expansion line
Elton Chang, associate director for hotels at Christie & Co, sets out the expansion route in the release. “The hotel is set in a very prominent position on the Kingsbury Circle, close to Wembley Stadium,” he writes. “It offers various potential opportunities, including a lapsed planning consent to increase the number of rooms to 72.”
Andrew Evangelou, head of London hotels at Christie & Co, adds: “We expect significant interest and encourage any interested parties to get in touch.”
Brent Council's record holds 92
Brent Council's planning record for the address carries a different room count. Reference 14/2901 went to the Planning Committee on 10 December 2014 as an outline application to demolish the existing 28-bedroom hotel and build a three, four, five and six storey 92-bedroom hotel. The applicant was Jayhems Limited, and permission was granted.
An earlier full permission, reference 10/3262, was granted on 14 October 2011 for the same 92-bedroom scheme. Brent's 2014 report records that the permission was not implemented. The council record carries no approved 72-room scheme at the address.
The site in the council's own words
Brent's report puts the existing building at three storeys with accommodation in the roof space, on a footprint of approximately 245 square metres and a total floor area of 780 square metres. It records that the building was built as an office and converted to a hotel in 1997.
The same report notes Kingsbury Underground Station and five bus services within 640 metres, about eight minutes on foot, at public transport accessibility level 3.
What the marketing does not carry
The release publishes no rent roll, no trading figures, no net operating income and no accounts. It carries no completion date, no bid deadline and no minimum price. It names no current operator of the hotel.
