Hunter Advisors Brokers the Piscataway Sale
Hunter Advisors announced the sale of the Embassy Suites by Hilton Piscataway Somerset, a 220-room hotel in Piscataway, New Jersey. Oasis Commons, LLC acquired the property. Spencer Davidson, a senior vice president at Hunter, brokered the transaction. Hunter states that it represented both the buyer and the seller. The firm published no purchase price.
The release carries an 8 October 2026 dateline, and the hosting page's structured data records the same timestamp. The release text is the source of the figures below.
A 1988 All-Suite Building on Centennial Avenue
The hotel was built in 1988 at 121 Centennial Avenue in Piscataway Township. It runs five stories and all-suite. The stack covers standard king suites, two-room suites and a two-bedroom, two-bath presidential suite.
Meeting and event space runs to approximately 7,544 square feet across eight rooms. The ballroom accounts for approximately 5,800 square feet. Food and beverage covers Ellington's Restaurant, Ellington's Lounge, in-room dining and a buffet breakfast. The building also holds an indoor pool, a 24-hour fitness center and a business center.
Interstate 287, Interstate 78 and the New Jersey Turnpike serve the corridor.
The Renovation the Release Leaves Uncosted
Hunter's statement refers to a planned renovation program. It sets no scope, no budget, no start date and no reopening date. It publishes no rate position for the rooms after the work, so the point at which the 220 keys leave the saleable count stays unstated.
Davidson tied the deal to the property's condition and to supply in the surrounding market. "The reduction in inventory throughout the surrounding market, combined with the property's planned renovation program, creates a compelling opportunity to reposition the hotel and capitalize on future growth," he said.
The inventory claim carries no figure. No submarket supply count, occupancy level or average rate accompanies the statement.
The Demand Base Around the Site
Hunter names Colgate-Palmolive's Global Technology Center and puts it at more than 900 professionals. The release also cites Somerset Corporate Center at 1.25 million square feet, with Merrill Lynch, Cognizant and Qualcomm Flarion Technologies among its tenants.
SJP Properties developed the five-building campus in Bridgewater. Its own page prints 1.2 million square feet for the park. The release carries the higher figure.
Rutgers University-New Brunswick enrolls approximately 50,000 students, and the release puts its faculty and staff at more than 15,000. The Busch and Livingston campuses sit in Piscataway, with SHI Stadium and Jersey Mike's Arena. Robert Wood Johnson University Hospital and Robert Wood Johnson Medical School also sit close to the hotel.
The Investment Pipeline in the Township
The release places Piscataway approximately 33 miles southwest of New York City and 45 miles northeast of Philadelphia. It puts Newark Liberty International Airport approximately 30 miles away and the airport's 2025 passenger count at 47 million.
Two nearby projects appear in the release. The $650 million HELIX Health innovation hub rests on a collaboration between Rutgers University, Robert Wood Johnson Medical School and Nokia Bell Labs. An approximately 2.1-million-square-foot industrial campus in Piscataway carries Best Buy, SHI and Kuehne + Nagel among its tenants.
Hunter's Own Record as the Broker
Hunter Advisors describes itself as an investment advisory firm working only on the sale, purchase and financing of hotels. The firm states nearly 50 years of experience and names itself the founder of the Hunter Conference, hosted in Atlanta for 36 years. Heather Carnes is the contact on the release.
The release names the buyer and the broker and states that Hunter represented both sides. It does not name the seller, the price per key, the capitalization rate or the financing.
