Red Roof Inn Corpus Christi South Hits the Market at $46,667 a Key

HVS Brokerage and Advisory is marketing the 120-key Red Roof Inn Corpus Christi South at about $46,667 a key, with occupancy at 71 per cent year to date and ADR 13.1 per cent below its economy segment.

A 1990 economy hotel comes to market

HVS Brokerage and Advisory holds the sole and exclusive advisory mandate on the Red Roof Inn Corpus Christi South. The hotel carries 120 keys at 6805 South Padre Island Drive, Corpus Christi, Texas 78412. HVS records 1990 as the year built and files the investment as value-add. The asset comes to market with no management agreement attached, so a buyer can operate the hotel directly or install a new management structure.

$46,667 a key

HVS markets the hotel at roughly $46,667 per key. The firm describes that figure as below estimated replacement cost. The offering page carries the per-key figure and no total asking price. HVS underwrote the hotel as a 120-key asset in the historical operating statements and in the pro forma analysis.

Occupancy up for four years

Occupancy rose from 59.1 per cent in 2023 to 61.4 per cent in 2024 and 64.8 per cent in 2025. The year-to-date figure through July 2026 reached 71.0 per cent. The July 2026 STR Trend Report placed the hotel second in occupancy among five competitive properties, on an occupancy penetration of 110.5 per cent and a RevPAR penetration of 106.3 per cent. The hotel held the second-place occupancy rank in 15 of the past 18 months.

Rooms revenue averaged $1,629,054 a year from 2021 through 2025. The hotel produced $1,489,178 in 2025 and has cleared $1.45 million in each of the past five years.

The rate gap

Trailing-twelve-month average daily rate through July 2026 came in at $53.04, which sits 13.1 per cent below the Corpus Christi economy-chain segment average of $61.02. ADR penetration slipped to 99.4 per cent from 103.7 per cent at year-end 2025. The statistics block shows a $53.00 average daily rate, 67.0 per cent occupancy and $36.00 revenue per available room. HVS states that the hotel has been trading rate gains for higher occupancy levels.

The $225,000 in the broker's arithmetic

HVS estimates that holding occupancy at 67.3 per cent while pricing to the segment average would produce rooms revenue of approximately $1,723,000, roughly $225,000 above the current run rate. The hotel achieved an average daily rate of $65.61 as recently as 2023. HVS states that rate recovery is the primary lever available to new ownership.

Two rooms the owner can put back

The property contains a two-bedroom, two-bathroom owner apartment built from two guestrooms. Both rooms sit outside the hotel's available inventory. No structural modifications were made to create the apartment, and HVS states both rooms can return to revenue-generating inventory at minimal cost. The apartment lets new ownership live on site and keep direct day-to-day oversight of the operation.

Who fills the rooms

Corpus Christi Medical Center Bay Area, a 152-bed, Level II trauma center, sits directly across South Padre Island Drive from the property. Texas A&M University-Corpus Christi serves more than 11,000 students within two miles. Del Mar College's Windward Campus is just over one mile away. Naval Air Station Corpus Christi, home to the Chief of Naval Air Training, lies four miles east. The beaches of Padre Island and Mustang Island are an eight-mile drive southeast. La Palmera mall is a two-mile drive from the address.

No new economy rooms

HVS names limited coastal sites, high construction costs and windstorm building standards as constraints that keep new development out of the Corpus Christi and Padre Island market. The firm states that no new economy rooms are entering the local supply, and that existing stock is converting into other brands or leaving service.

The Port of Corpus Christi entered exclusive negotiations with DP World in June 2026 to develop and operate a container terminal. The Corpus Christi Ship Channel Improvement Project completed in June 2025. HVS names Valero, CITGO, Flint Hills Resources and Occidental Petroleum among the region's refining and petrochemical employers.

Three records, three room counts

Travel Weekly's GDS listing prints 121 rooms and a 1998 year built. HotelsCombined lists 117 accommodations. HVS prints 120 keys and 1990. Every pricing, occupancy and revenue figure in this listing is HVS's own marketing data, drawn from the owner's statements, and the rate-upside estimate is the broker's. The offering file carries no seller identity, no closing timetable and no stated conversion cost for the two apartment rooms.
