SSN Hotel Management Adds the Embassy Suites Philadelphia Airport
SSN Hotel Management has acquired the Embassy Suites Philadelphia Airport, a 263-key hotel at 9000 Bartram Ave. in Philadelphia. JLL's Hotels & Hospitality group arranged the sale and represented the seller, Ashford Hospitality Trust.
The announcement is datelined Philadelphia, Oct. 7, 2026. Ashford's own Form 8-K, filed 9 October 2026, records the buyer as SSN 9000 Bartram Road LLC, an SSN vehicle named for the property's street address.
The Operator Platform Behind the Buy
SSN's own site publishes the scale of the platform. Its portfolio page reads 34 hotels across five states and names them as New Jersey, Pennsylvania, Virginia, Delaware and Florida.
The same page states seven hotels under development. No location, brand or opening window is published for any of the seven.
The company describes its growth as running from a single hotel to a portfolio of more than 34 hotels. The site footer carries a 2024 copyright line, so the counts stand as the company published them and carry no as-at date.
What the Buyer Paid
Ashford's 8-K gives the price at approximately $26.0 million in cash, subject to customary pro-rations and adjustments. The agreement of purchase and sale is dated 27 July 2026, and the sale completed on 6 October 2026.
Exhibit 99.1 to the same filing puts total consideration at approximately $25.2 million in cash net of selling expenses, and records approximately $24.6 million paid to the mortgage lender. That loan is secured by 12 hotels, of which this was one. Justin Coe, chief accounting officer, signed the filing.
JLL's release publishes no price.
A Property Offered Free and Clear of Management
JLL states the hotel was offered free and clear of management. The buyer takes the operating mandate with the asset, and the Hilton platform and Hilton Honors programme stay with the property.
The release names no incumbent manager and no transition plan. The building runs six stories on approximately 6.11 acres, was renovated in 2017 and operates as a non-union property.
Bhai on the Portfolio Case
Peter Bhai is co-founder and chief executive of SSN.
“We see meaningful opportunities to further enhance the guest experience and build upon the hotel's established market position while benefiting from the long-term growth drivers in the Philadelphia airport corridor,” he said.
Where the Transaction Record Stops
JLL and Ashford publish no management fee, no contract term, no transition date, no capital plan and no renovation budget for the hotel.
SSN's site publishes no fee schedule, no contract terms and no client list for its management business.
