The PIG Buys The Tunbridge Wells Hotel on The Pantiles

Home Grown Hotels has bought The Tunbridge Wells Hotel on The Pantiles, an 18th-century Georgian building with 20 en-suite bedrooms and a GBP 2.7 million guide price. The group left Groombridge Place in May 2026 and returned to the same town four months later.

The deal

Home Grown Hotels has bought The Tunbridge Wells Hotel on The Pantiles. The operator behind The PIG will refurbish the 18th-century Georgian building and reposition it as a town-centre boutique hotel. Boutique Hotel News reported the acquisition on 18 September 2026.

The property is Grade II listed. It trades today with 20 en-suite bedrooms, a bar and restaurant of about 80 covers, a function suite of 50 seated, and an external seating area of about 90 covers subject to a paving licence. The building runs part five storeys and part three storeys, with the bar and restaurant on the ground floor and the bedrooms above. Those figures describe the asset as it trades, and The PIG has published no revised room count.

The price

Fleurets marketed the hotel in November 2025 with a guide price of GBP 2.7 million. The agency's own listing gives the figure as GBP 2,695,000 for the virtual freehold. Kent Live records a 125-year lease dated July 2012. The hotel first came to market in September 2023, when the vendor sought offers in excess of GBP 3.5 million. The sale price was not disclosed.

The return to the same town

The purchase follows the group's exit from Groombridge Place, the Grade I-listed moated manor house outside Tunbridge Wells. Kent Live reported in May 2026 that The PIG accepted a private offer for the estate and dropped a plan for a 56-bedroom hotel there. The group said at the time that its investment focus had changed, and that the sale would free the business to look at other sites around the United Kingdom. The PIG returned to the same town four months later.

"Many will know that there had been hopes to bring The PIG to Groombridge Place," the group's statement reads. "Whilst that wasn't meant to be, the group couldn't quite shake the feeling that this corner of Kent still had a place in their story."

The operator

The PIG trades as a restaurant-with-rooms brand. KSL Capital Partners has held a majority stake in the business since 2022. The group runs nine hotels and a pub, and it is planning The PIG on the Farm in Stratford-upon-Avon.

What stays open

Four items are unpublished: the refurbishment budget, the bedroom count after conversion, the restaurant format, and the planning position on external works. The group says further detail will follow as plans develop.
