The money and the permit
Twenty Sixth & 2nd Wynwood Residences holds a $126 million construction loan and a phased Class I vertical permit. Florida YIMBY reported both on 2 May 2026.
Madison Realty Capital and Siguler Guff supplied the financing. Miami's building department issued the vertical approval on 9 April. An excavation, piles, site and soil improvement permit had been issued at the end of January.
Property Markets Group and Lndmrk Development are the developers. John Moriarty & Associates of Florida holds the general contractor role. CUBE 3 is the architect. BAMO is the interior designer.
Two addresses, one site
The marketing address is 2600 Northwest Second Avenue. The department file sits under 223 NW 26th Street, part of the wider assemblage. A records search on the Second Avenue address alone can miss the file.
The site covers 1.2 acres. The building runs eight stories over 250,397 square feet.
Second quarter of 2028
The report carries one completion line. It reads the second quarter of 2028. The same report states that construction commenced and publishes no vertical start date.
The records carry no topping-out month, no certificate of occupancy date and no phase calendar.
The programme
The building yields 233 residences, 26,000 square feet of ground-floor retail and 32,000 square feet of amenity space. Residences arrive fully furnished, and owners may lease them short-term through the year. The report sets no cap, no minimum stay and no manager for that activity.
The capital picture
The loan is the only capital figure in the report. No total development cost, no final cost and no per-unit construction figure appear.
ASG Equities, an affiliate of the Gindi family, assembled the site for $53.5 million in 2016. Property Markets Group and Lndmrk Development are acquiring the land. ASG Equities is expected to retain the retail component and hold a minority stake.
Sales and the street
About 72 percent of the residential inventory is under contract. Property Markets Group's in-house team handles marketing and transactions.
Society Wynwood, a 318-unit co-living project Property Markets Group completed in 2023, stands directly across the street.
What the file still owes
No inspection history is published for the 223 NW 26th Street filings. No certificate of occupancy date appears. No tenant is named for the retail space. No total project cost is disclosed.
A delivery schedule built on this record rests on one quarter, not on a month.
